This agreement is entered into voluntarily by the undersigned (“Client”) and the paranormal investigation groups known as Cookeville Ghost Hunters and Curious Things Investigations. By signing this document, the Client acknowledges, understands, and agrees to the following terms and conditions in full.
The Client grants explicit permission for the Investigators to enter, occupy, and investigate the property or location identified by the Client for the purpose of conducting a paranormal investigation. The Client affirms that they are the legal owner of the property, or that they possess full authority and legal right to grant access to the property. The Client accepts full responsibility for ensuring that no third-party permissions, leases, homeowner association rules, or local regulations are violated by granting this access.
The Client understands and acknowledges that paranormal investigations are exploratory in nature and do not guarantee results of any kind. The Investigators make no claims, representations, or promises regarding the existence, identification, removal, communication with, or influence of any paranormal phenomena. All findings, interpretations, opinions, and conclusions offered by the Investigators are subjective, speculative, and for informational or entertainment purposes only, and shall not be construed as factual determinations, diagnoses, or professional advice of any kind.
The Client acknowledges that paranormal investigations may involve inherent risks, including but not limited to physical hazards present at the location, emotional or psychological discomfort, stress, fear responses, equipment interference, and disturbances to the environment. The Client voluntarily assumes all known and unknown risks associated with the investigation, whether foreseeable or unforeseeable, and agrees that participation is entirely at their own discretion.
The Client further acknowledges and agrees that either the Client or any member of the investigation team may suspend, postpone, or terminate the investigation at any time, for any reason, without penalty, liability, or negative consequence to either party. The Client expressly agrees to release, waive, discharge, and hold harmless the Investigators, their members, affiliates, volunteers, guests, and representatives from any and all claims, demands, damages, losses, liabilities, costs, or causes of action of any kind, whether arising from negligence or otherwise, that may result from or be connected to the investigation. This includes, but is not limited to, claims for personal injury, emotional distress, property damage, loss of income, or alleged worsening of paranormal activity before, during, or after the investigation.
The Client acknowledges that the Investigators are not medical professionals, mental health professionals, clergy, legal advisors, or emergency responders. No statements or actions by the Investigators should be interpreted as medical, psychological, spiritual, or legal advice. The Client agrees that any decisions made before, during, or after the investigation are their sole responsibility.
The Client grants permission for audio recordings, video recordings, photographs, environmental data, and written notes collected during the investigation to be retained by the Investigators. The Client understands that such materials may be used for research, documentation, educational purposes, or media content, including podcasts or online platforms, unless otherwise agreed upon in writing. Any identifying information will be handled with reasonable discretion, but anonymity cannot be absolutely guaranteed.
The Client agrees that the Investigators are not responsible for the actions of third parties, including neighbors, bystanders, or other individuals not affiliated with the investigation. The Client also agrees to indemnify and defend the Investigators against any claims brought by third parties arising from the investigation. This agreement shall be governed by and construed in accordance with the laws of the state in which the investigation takes place. If any portion of this agreement is found to be unenforceable, the remaining provisions shall remain in full force and effect. By signing below, the Client affirms that they have read this agreement in its entirety, fully understand its contents, and sign it freely and voluntarily without coercion.
