Agent Showing Request for MLS or FRBO Listed Rental Properties

I would like to request an Agent Showing for one of the MLS Listed Rental Properties that are listed on the IDX scroll on the home page of https://deanandassociatesinc.com/.
I would like to request an Agent Showing for a property listed online (Zillow, Realtor.com, etc.) For Rent by the Owner (FRBO) that is located in Shelby County and advertised to rent for at least $1500 per month.
Cost

The cost for Agent Showing Service shall be $5 which will be due upon scheduling the appointment.
Agency Agreement

This written agreement establishes an Exclusive Agency Relationship with the Broker. This Agency agreement is for the purpose of providing an Agent Showing for a specific rental property (to be described below) and begins upon receipt of the $5 fee. The written agreement expires upon provision of the Agent Showing.
Rental Properties that are available for Self-Guided Tours (SGT)

The Broker does not provide Agent Showing Service for Rental Properties that are available for Self-Guided Tours.
Rental Customers must be Pre-Qualified

The Broker provides Agent Showing Service for Rental Customers who can be Pre-Qualified on the Listing Agent's or Owner's minimum requirements for lease application approval.
When the Minimum Requirements for Lease Application Approval are not available
*
When the Listing Agent or Owner does not publish the minimum requirements for lease application approval the Broker will not provide Agent Showing Service. The purpose of this policy is related to demonstrating compliance with Federal Fair Housing Laws.
All accounts in the credit report must be in good order

Under this agreement in order for the Rental Customer to be Pre-Qualified for an Agent Showing they must have a qualifying credit score and all accounts in the credit report must be in good order without any delinquencies and the Rental Customer agrees not to require the Broker to negotiate to compel the Listing Agent or Owner to accept a rent prepayment or Cosigner.
Broker Collected Credit Report is NOT Transferable to the Listing Agent or the Owner

The Broker will not transfer the credit report to the Listing Agent or the Owner and the Rental Customer should not assume this process to be a lease application.
Owner's Sole Responsibility

The Owner retains sole and absolute responsibility for the property's condition, maintenance, and compliance with all laws and housing codes, including the Alabama Uniform Residential Landlord and Tenant Act.
Disclaimer of Warranty of Habitability

The Broker makes no warranties, including any implied warranty of habitability, and the Owner is the sole party liable for ensuring the dwelling is habitable.
"As Is" Listing

The property is advertised on an "as is" basis regarding the Broker's involvement.
