Tenancy Application Conditions
By submitting an application for the property, the applicant(s) agree to the following conditions:
1. Application & Referencing
All applications are subject to satisfactory referencing and screening. This may include, but is not limited to:
Credit checks
Employment and income verification
Previous landlord references
Right to Rent checks
Affordability assessments
Submission of an application does not guarantee an offer of tenancy.
2. Holding Deposit
A holding deposit equivalent to one week’s rent is required to reserve the property and remove it from the market while referencing is carried out.
3. Non-Refundable Holding Deposit – Failed Screening
The holding deposit will not be refunded if the applicant:
Fails referencing or screening checks
Provides false, misleading, or incomplete information
Does not meet affordability or credit requirements
Withdraws from the application after submission
Fails to take reasonable steps to enter into the tenancy agreement
This is in accordance with the Tenant Fees Act 2019.
4. Refund of Holding Deposit
The holding deposit will be refunded if:
The landlord decides not to proceed with the tenancy
The landlord withdraws the property
A tenancy agreement is entered into (the holding deposit will be deducted from the first month’s rent or move-in costs)
5. Timeframe
The applicant agrees to enter into a tenancy agreement within 15 calendar days of the holding deposit being paid (or a longer period if agreed in writing). Failure to do so may result in forfeiture of the holding deposit.
6. Accuracy of Information
The applicant confirms that all information provided is true and accurate. Any false or withheld information may result in the application being declined and the holding deposit retained.
7. Joint Applicants
Where there is more than one applicant, all applicants are jointly and severally liable for the application and holding deposit conditions.
8. Data Protection
Personal information provided will be used solely for the purpose of processing the application, referencing, and compliance with legal requirements, in accordance with data protection legislation.
