    For safety and scheduling purposes, identity verification is required prior to any property showing, whether agent-accompanied or self-guided. This is NOT a rental application and does NOT initiate the tenant screening process or lease approval.

  • For safety and security, all adult attendees must provide an unredacted government-issued photo ID prior to any showing. ID is used solely for identity verification and access control.

  • Applying is not required to schedule / view a property.

  • Access, Rules, & Safety Information

  • Access (Self-Guided Showings)

    Self-guided showings are provided using a secure electronic lockbox system (such as SentriLock).

    • Access instructions and any access codes are issued only after verification.
    • Codes are time-restricted and work only during the approved showing window.
    • Codes will not work before or after the scheduled time.
    • Codes may not be shared.
    • To reschedule, you must contact our office for a new access window.
    • Attempted access outside the approved time may result in denial of future access or future self-guided showings.

  • Rules

    During any showing, whether agent-accompanied or self-guided, I agree to:

    • Attend only during the scheduled time.
    • Not share access or entry instructions.
    • Not bring pets unless approved in advance.
    • Not tamper with locks, windows, cameras, utilities, or security devices.
    • Not open locked doors or restricted areas.
    • Not use appliances, plumbing, or electrical systems beyond reasonable viewing.
    • Not smoke, vape, or engage in illegal activity.
    • Leave the property secured upon exit (lock doors and turn off lights).
    • Report any safety issue or damage to the Property Manager promptly.

  • Safety & Recording Notice

    Properties may be vacant, under renovation, or offered "as-is" and may contain potential hazards.

    Security cameras or recording devices may be present where allowed by law for safety and property protection.

  • By signing below, I agree that:

    • I am entering the property voluntarily and at my own risk, whether during an agent-accompanied or self-guided showing.
    • I release Distinctive Living, its brokers, agents, employees, affiliates, and the property owner(s) from claims related to my entry, except in cases of gross negligence or willful misconduct.
    • I agree to be responsible for any damage caused by me or any person accompanying me.
    • This agreement does NOT create an application, tenancy, or guarantee of approval or availability.

  • Electronic Signature

  • By signing electronically, I acknowledge this agreement is legally binding and that my electronic signature has the same effect as a handwritten signature.
