Who am I leasing the property to?
You lease directly to New Leaf Legacy Living, a single business entity operating under a master lease. Individual residents are not listed on your lease.

Do I have to screen or run background checks on residents?
No. All screening, placement, and oversight are handled exclusively by New Leaf Legacy Living. Owners are not involved in resident-level screening or management.

Who pays the rent?
New Leaf Legacy Living pays rent directly to youβon time and in full. You receive one consistent payment each month.

What happens if there is property damage?
Normal wear and tear is expected. Any damage beyond natural or minor wear and tear is addressed according to the lease terms. Maintenance outside of normal wear and tear remains the responsibility of the property owner unless otherwise agreed.

Who handles maintenance and repairs?
Routine upkeep, cleanliness, and monitoring are handled by New Leaf Legacy Living. Structural repairs and major maintenance remain the ownerβs responsibility.

How often will I hear from you as the owner?
Youβll have one point of contact and clear communication. We provide updates as needed and proactively address concernsβno micromanagement required.

Are sex offenders allowed?
In limited circumstances, individuals with sex offense history may be considered only if zoning and location requirements allow. This is discussed transparently with the property owner before any placement.

Do you mix populations in the same home?
Populations are placed intentionally to ensure compatibility, safety, and stability. Not all homes serve the same population.

Will this affect my insurance or liability?
No. Owners maintain standard landlord insurance. New Leaf Legacy Living also carries its own insurance, helping reduce owner exposure.

What happens if New Leaf Legacy Living can no longer operate?
Lease agreements include clear exit provisions. Owners retain control of their property, and transitions are handled professionally.
