The agreement initially lasts for 90 days. Once a lease is signed, the agreement will extend until the end of the tenant's lease. If there is already a lease in place, the end date of the contract will be the last day of the current lease. In the first 90 days, you can terminate any time with no penalty. After 90 days, you can terminate at any time with one full month's notice and a $500 termination fee, which covers our costs to transfer all documents, any security deposits/prepaid rents, maintain your records for the legally required 7 years, etc.*

I understand

You are required to maintain a reserve with us of $500 per property so that we have funds available for minor expenses that come up. These reserves still belong to you and will be returned at the end of our business together. Reserves will be deducted from incoming rent, so you will not need to send us any money now unless your property needs cleaning or repairs to be ready to list on the market.*

In the state of Georgia, landlords do not have the option to not approve repairs while a tenant is in place; if something breaks, the landlord is legally required to fix it; this means we will not reach out for approval on legally required repairs and we will get them done as soon as possible to ensure that you are remaining legally compliant, your property stays in good shape, and the tenant stays happy; if a repair is cosmetic, or you have several options on how to fix vs replace, we will reach out to you for approval.*
