Landlord Responsibilities Acknowledgment

Acknowledge understanding of landlord responsibilities.
By signing below, I acknowledge and agree that I am responsible for performing all due diligence to properly qualify prospective tenants. This includes, but is not limited to, reviewing all documentation submitted by the applicant, verifying income and conducting background checks, approving paper and/or online rental applications, and approving and executing the final lease agreement.
Compensation Acknowledgment

Acknowledge understanding of compensation terms.
By signing below, the Landlord acknowledges and agrees that the Listing Broker is entitled to compensation equal to one (1) month’s rent, payable by the Landlord, as consideration for brokerage services rendered. The tenant shall pay the security deposit directly to the Landlord and the first month’s rent to the Listing Broker, to be applied in accordance with the lease and applicable brokerage agreements.If the tenant is represented by a licensed real estate broker or sales agent, the Listing Broker may share compensation pursuant to a separate written agreement between brokers. If the tenant is not represented, the Listing Broker shall represent the Landlord as fiduciary and may assist the tenant as a customer without creating an agency relationship.The Landlord’s obligation to pay compensation equal to one (1) month’s rent to the Listing Broker shall apply regardless of tenant representation and shall not be contingent upon any commission sharing or tenant payment.
