  • IMPORTANT!

  • Dear Contractor:
  • The purpose of this document is to emphasize the importance of calling the Building Inspector for required inspections during the construction of your Building. Increasingly, lending institutions are requiring issuance of a Certificate of Occupancy by the City of Arab as a part of a requirement for mortgage qualifying.
  • It is the firm policy of the Building Inspector not to issue a Certificate of Occupancy if all required inspections have not been completed. Moreover, it is the responsibility of the contractor, or the homeowner serving as the contractor, to call the Building Inspector for required inspections.
  • Such calls should be placed at least 24 hours before the day of the inspection. However, occasionally the Building Inspector is willing to make an exception to this requirement.
  • For single-family residential construction, unless deficiencies are found, at least three inspections are required:
    1. Footing inspection (prior to concrete pouring)
    2. Rough-in (framing, electrical and plumbing prior to sheetrock and insulation)
    3. Final inspection
  • If deficiencies are found during any of these inspections, the contractor or homeowner is responsible for calling the Building Inspector for a return inspection to inspect corrections. To avoid difficulties with financing and future owners you should take all inspection requirements seriously. Regardless of the size and type of construction, the City will not complete a final inspection once electrical and plumbing systems have been covered. A Certificate of Occupancy will not be issued without a satisfactory final inspection.

  • I understand that it is my responsibility to notify the building inspector when an inspection is needed. I also, understand that under any circumstances no one shall occupy any building or portion of any building until a final inspection has been made and the building inspector has issued a certificate of occupancy.
  • Upon issuance of a building permit, the building inspector may visit the building site, or call the owner, or contractor if he feels that a significant amount of time has passed and no inspections have been called for.
