Owner Acknowledgment and Certification
By signing below, I/we, the Owner(s) of the Lot, acknowledge and certify that I/we have read, understand, and have fully complied with the leasing requirements set forth in the Griffith Park Declaration of Covenants, Conditions and Restrictions and the Rules and Regulations. I/we specifically certify the following: 1. Professional Management Requirement: I/we understand that self-management of the Lot is expressly prohibited. I/we have contracted with a professional, licensed property management company to manage this Lot and have attached a copy of the management contract to this form [Exhibit C, Section 4]. 2. Minimum Lease Term: The attached lease agreement is in writing and is for a minimum term of no less than six (6) months [Exhibit C, Section 4]. 3. Distribution of Governing Documents: I/we have provided the lessee(s) with complete copies of the Association’s Governing Documents, including the Declaration, Bylaws, and Rules and Regulations [Exhibit C, Section 4]. 4. Tenant Acknowledgment: The attached lease includes a provision wherein the lessee(s) acknowledge receipt of the Governing Documents and explicitly agree to comply with and adhere to them [Exhibit C, Section 4]. 5. Document Submission Requirement: I/we understand that a true copy of the executed lease must be submitted to the Board within ten (10) days of execution, and prior notice of the lessee's name must be provided before the lease's effective date [Article XVII, Section 17.7; Exhibit C, Section 4]. 6. Owner Liability: I/we understand that as the Lot Owner(s), I/we remain strictly liable for the payment of all assessments and for any violations of the Governing Documents committed by my/our lessee(s), their guests, or invitees. I/we understand that the Association may impose fines of up to $100.00 per day against my/our Lot for uncorrected tenant violations following notice and an opportunity for a hearing [Article IX, Section 9.3; Article XVI; Collection Policy 2021].
