    Please review the following important information before deciding to attend:
    Financing
    Due to the condition of the property and needed repairs, it will not qualify for conventional or government-backed financing, including FHA or VA. The seller will consider cash or hard money financing only.
    Occupancy
    The property is being sold by an estate and is currently occupied. Though not a requirement, the occupants have requested 60 days of possession after closing. Preference may be given to bidders who are willing to grant this request.
    Terms of Sale
    The successful buyer must be prepared to purchase the property as-is, where-is, waive all contingencies, and waive any statutory right of rescission created by the seller's disclosure statement under Oregon law.
