    How It Works – Cleaner Guide

    This guide explains how our system works, what we expect, and how jobs are completed from booking to payment. The aim is to keep everything clear, simple and fair for everyone, so jobs run smoothly.

     

    1. Your Status
    You’ll be working with us as a self‑employed subcontractor.

    You can accept or decline jobs offered to you.

    You’re responsible for your own public liability insurance, tax and National Insurance.

    Once you accept a job, we simply ask that it’s completed professionally and reliably.

     

    2. How Jobs Are Offered
    We use WhatsApp for all communication about jobs.

    When a job becomes available, you’ll receive details including address, property size, date, time, pay and scope of work.

    If you’re available, you can confirm the job and it will be allocated to you.

     

    3. Emergency or Short‑Notice Jobs
    Occasionally a cleaner may cancel or become unavailable at short notice.

    In these situations we may offer the job in a WhatsApp emergency work group.

    Jobs in this group are offered on a first‑come, first‑served basis.

     

    4. Reliability
    Reliability is important in this type of work.

    Please arrive on time for jobs you accept.

    If you're running late, let us know as soon as possible.

     

    5. Before the Clean
    Arrive on time and ready to work.

    Bring your own cleaning equipment and products.

    Take before photos of each room.

    Let us know if you notice any damage or issues at the property.

     

    6. During the Clean
    Follow the End of Tenancy Checklist provided.

    Work methodically and professionally.

    Clean accessible areas only (properties are expected to be empty).

     

    7. Standards & Expectations
    Behave professionally at all times.

    Respect the client’s property.

    Do not smoke inside property.

    No overly loud music inside the property.

    Do not pass work to others without discussing it with us first.

     

    8. After the Clean
    Carry out a final check of the property.

    Take after photos of each room.

    Send the photos and a short message to us confirming completion.

    Within 24 hours of completion we will send you an invoice for the job. You will need to check all the details are correct and approve this invoice with us. (This is as simple as replying with ‘Approve” or even a thumbs up emoji)

     

    9. Payments
    Payments are made weekly on Fridays.

    Jobs completed Monday–Wednesday are paid same week.

    Jobs completed Thursday–Friday are paid the following week.

    Before payment is released we simply check that the required photos have been sent and no issues have been reported.

     

    10. Cancellations
    If you cannot attend a job you’ve accepted, please let us know as early as possible.

    This gives us time to find a replacement cleaner and keeps the system running smoothly.

  • Our Rates 

    Rates are fixed per property size and apply to all standard end of tenancy cleans. When a job is offered, the rate will be clearly stated. By accepting the job, you are accepting the stated rate. Time estimates are guidelines based on standard end of tenancy condition and checklist completion.

     

    What This Means:

    ·       Pay is per completed job, not hourly.

    ·       Rates are fixed and non-negotiable

     


    • 1 Bedroom / Studio / Bungalow:

    Time expected – 3-4 Hours

    Rate of pay - £95.00

     

    • 2 Bedroom Property:

    Time expected – 4-5 Hours

    Rate of pay - £130.00

     

    • 3 Bedroom Property:

    Time expected – 5-7 Hours

    Rate of pay - £175.00

     

    • 4 Bedroom Property:

    Time expected – 7-9 Hours

    Rate of pay - £245.00

     

    • 5 Bedroom Property:

    Time expected – 9-11 Hours

    Rate of pay - £300.00

  • Cleaning Standard

    The checklist below outlines the minimum standard expected when completing an end-of-tenancy clean for UK Property Cleaning. All properties must be completely empty before a clean can take place. Cleaners are not expected to move furniture or personal belongings. All areas listed below should be completed to a professional standard.

     

    KITCHEN

    ☐ All worktops and surfaces cleaned and wiped

    ☐ Sink, taps, and splash backs cleaned

    ☐ Hob cleaned

    ☐ Cupboard internals, doors and drawer fronts wiped

    ☐ Outside of appliances wiped (fridge, oven, dishwasher, microwave)

    ☐ Floors vacuumed and mopped

    ☐ Skirting boards wiped

     

    BATHROOMS & TOILETS

    ☐ Toilet cleaned and sanitised (inside & out)

    ☐ Sink, taps, and surfaces cleaned

    ☐ Bath and/or shower cleaned

    ☐ Shower screen cleaned

    ☐ Tiles sprayed and wiped down

    ☐ Mirrors cleaned

    ☐ Floors vacuumed and mopped

    ☐ Skirting boards wiped

     

    ALL ROOMS (Bedrooms, Living Areas, Hallways incl. Kitchen & Bathrooms)

    ☐ Cobwebs removed (within reach)

    ☐ All surfaces wiped down

    ☐ Light switches and plug sockets wiped

    ☐ Window glass, frames and sills cleaned

    ☐ Floors vacuumed and/or mopped

    ☐ Doors and door frames wiped

    ☐ Skirting boards wiped

    ☐ Radiators dusted and wiped

     

    DETAILS & FINISHING TOUCHES

    ☐ Handles, switches, and touch points wiped

    ☐ Marks wiped from reachable walls where possible

    ☐ Property left tidy, clean, and presentable

    ☐ Final visual check to ensure a handover-ready standard

    Status of Engagement

    The cleaner is engaged as an independent self-employed contractor. Nothing in this agreement creates an employer-employee relationship. The cleaner is responsible for their own tax, National Insurance contributions, and insurance.

     

    Services Provided

    The cleaner agrees to provide domestic cleaning services to clients introduced by the business. Services must be carried out professionally and to the agreed checklist standard. The cleaner agrees to attend jobs at agreed times and communicate promptly regarding availability or issues.

     

    Payment

    The business agrees to pay the cleaner the agreed fixed rate per completed job depending on property size. Payment will normally be made within 7 days of job completion and approval. 

     

    Non-Attendance / Cancellation

    If the cleaner cannot attend a booked job they must notify UK Property Cleaning as soon as reasonably possible. Repeated failure to attend confirmed bookings may result in termination of this agreement.

     

    Client Relationship

    Clients remain clients of UK Property Cleaning. The cleaner must not accept or arrange end of tenancy cleaning work directly with clients outside of the business during the engagement and for six months after. The cleaner may accept separate regular domestic cleaning work (such as weekly or ongoing cleaning) where initiated by the client.

     

    Media

    Cleaners may take and share photos or videos of completed work for personal use or social media, provided the property is empty and no personal or identifying information is shown. Client privacy must be respected at all times. UK Property Cleaning should be tagged where possible. Cleaners must not use any content or interaction with clients to obtain end of tenancy cleaning work directly.

     

    Confidentiality

    The cleaner agrees to keep all client information confidential including addresses, contact details,access information and security details.

     

    Insurance

    The cleaner confirms they hold valid Public Liability Insurance covering domestic cleaning work and must provide proof before undertaking any work and keep this up to date at all times.

     

    Substitution

    The cleaner may provide a suitably qualified substitute to complete the work if they cannot attend, provided the business is informed in advance and the substitute meets the same standards required.

     

    Equipment and Materials

    The cleaner is responsible for supplying their own cleaning equipment, materials and transport required to complete the services.

     

    Rectification of Work

    If a clean does not meet the agreed checklist standard, the cleaner agrees to return within a reasonable timeframe to rectify any missed items at no additional cost where possible.

     

    Termination

    Either party may terminate this agreement at any time with written notice. Immediate termination may occur in cases of gross misconduct, theft, property damage or serious complaints.

     

    Liability

    The cleaner is responsible for any damage caused through negligence. The cleaner must hold valid insurance to cover such incidents. The business is not liable for injury sustained by the cleaner while working or for loss of the cleaner’s personal property.

     

    Entire Agreement

    This document represents the entire agreement between both parties. Any amendments must be agreed in writing.
