Monthly Camping Agreement Terms and Conditions
This contract outlines the terms and conditions of monthly camping at Webster / Douglas Forest KOA Journey.
- Rental term: The rental term will be month-to-month, beginning with the 1st day of the month.
- Payment and fees: Payment of $1200 is due on the 1st of each month, paid by credit card. There is no grace period.
- Security deposit: A valid credit card must be maintained on file to cover monthly invoices for electric and propane, and any abandonment issues. All bills are due upon receipt.
- Failure to pay: Failure to make any of the required payments will result in immediate termination of this contract and removal from the park.
- Winter storage: Winter storage will apply to anyone who has moved off of a monthly site at the park and does not take their unit home. It will need to be moved to storage area during the winter.
- Insurance: Campers are required to maintain valid insurance coverage for liability, fire, and other hazard insurance coverage for your own personal property and vehicles - proof must be provided and kept on file with the campground.
- Property and site rules:
- Trailers must be no older than 10 years in age (without express approval by management).
- Trailers must be self-contained, including all septic/sewer.
- Your site should stay clean and free of garbage and debris.
- Dumpsters are available at the front of the park for disposal of
- household trash only.
- Other items should be secured and/or tucked safely under your unit or in a shed.
- If you are using a shed, approval is required prior to moving it on site, so we can make sure it does not block other guests or utilities.
- Camper and guest responsibilities: Please comply with all campground rules that are in place during the regular season. Visitors need to be registered and pay a visitor fee, please ensure they are respectful of grounds and roads, and abide by park rules.
- Non-transferable agreement: This agreement is non-transferable, and the assigned site is not included in any transfer of ownership of RV unless the contract specifies otherwise.
- Liability: The campground is not responsible for theft, vandalism, or damage to trailers, vehicles or stored items.
- Agreement type: This is a license for use, not a lease of real estate, and the campground is not intended to be a permanent residence. You are not allowed to get mail here - you must use a different address or have a PO Box. You are not allowed to have packages delivered here. Children (if any) may not attend the schools from the campground.
- Cancellation policy: Conditions for canceling a reservation, including 30 days notice, in writing, or by email to webster@koa.com. Abandonment of your unit and personal items will result in the termination of this contract and disposal of everything left behind.
Management reserves the right to cancel this agreement if any of the terms and conditions are not met, or for other reasons as deemed appropriate by management. This does not constitute a landlord/tenant relationship, and campers may be asked to leave at any time for any reason.
A seasonal stay at Webster KOA is from 4/1/2026 through 10/31/2026. The campground is closed from 11/1/2026 through 3/31/2027 per town bylaws.
