Housing Counseling Services
Rental Topics (Rental Counseling)
Our rental counseling service helps renters who would like to improve their rental situation or avoid eviction. This is a personalized approach where you and your counselor can discuss your housing wants and goals. The counselor will discuss your credit report, go over your income and budget, and create an action plan where you can see your suggested next steps toward those goals.
Pre-Purchase/Homebuying (Pre-Purchase Counseling)
Clients receive comprehensive one-on-one counseling, which covers the entire home-buying process from beginning to end. Counselors assist their clients with creating a sustainable budget/spending plan for their current household situation, and a clear action plan is developed to achieve the overall goal of homeownership. Clients also receive important material on home inspections, pre-foreclosure, and any other homeownership topic relevant to successfully maintaining a home.
Non-Delinquency Post-Purchase (Non-Delinquency Post-Purchase Counseling)
If you are already a homeowner but have questions about what to do next, our housing counselors are available to help. During this session, Clients will receive important material on how to properly maintain a home and refinance a home. Clients are assessed for individual needs and are assisted with the tools and services to successfully maintain a home.
Reverse Mortgage Counseling (HECM Counseling)
HECM (Home Equity Conversion Mortgage) counseling is designed to ensure that homeowners 62 and over fully understand the terms, costs, benefits, and risks of a reverse mortgage before committing. It provides unbiased guidance so borrowers can make an informed decision and consider alternatives.
Resolving/Preventing Forward Mortgage Delinquency/Default and Resolving/Preventing Reverse Mortgage Delinquency/Default (Foreclosure Prevention Counseling)
If you are late on mortgage payments or worried that your payments are not affordable, we have counselors ready to offer assistance. In a counseling session, your counselor will evaluate your situation, explain your options, and help you identify the appropriate next steps.
Disaster Preparedness Assistance (Disaster Preparedness Counseling)
Being prepared before disaster strikes can make all the difference for you and your family. Clients work one-on-one with a counselor to build a personalized emergency plan that addresses key areas such as emergency savings, insurance coverage, and access to critical resources. Counselors also provide guidance on disaster relief programs, FEMA assistance, and recovery support to help clients protect their home and financial stability when it matters most.
Financial Management Counseling (Financial Capability Counseling)
Taking control of your finances starts with having the right plan and support in place. Clients work one-on-one with a counselor to assess their current financial habits, build a sustainable budget, and develop a personalized action plan for managing debt, improving credit, and growing savings. Counselors also provide valuable resources on topics such as credit building, banking basics, and any other financial capability subject relevant to helping clients successfully achieve their short-term and long-term financial goals.
Disaster Recovery Assistance (Disaster Relief Counseling)
Recovering from a disaster can feel overwhelming, but you do not have to navigate it alone. Clients work one-on-one with a counselor to assess the impact of a disaster on their housing and finances, identify available relief options, and develop a clear plan for stabilizing and rebuilding their situation. Counselors also provide guidance on FEMA assistance, disaster relief programs, insurance claims, and any other recovery resource relevant to helping clients restore stability and move forward with confidence
Education Services
Financial Literacy Workshop
The Housing Counseling Department offers free financial capability classes on a variety of financial topics. Classes are typically 90 minutes long.
Pre-Purchase Homebuyer Education Workshop (eHome America First-Time Homebuyer Education Online Course and Follow-Up Counseling)
Group Education Workshop an 8-hour workshop where attendees will receive information on topics that will prepare the prospective homebuyer to make informed home purchase decisions. Topics include homebuyer readiness, money management, understanding credit, getting a mortgage loan, shopping for a home, keeping your home, and maintaining a home.
Non-Delinquency Post-Purchase Workshop (eHome America Post-Purchase Education Online Course)
A fully online Post-Purchase Education Course aiming towards ensuring the financial well-being of new homeowners who recently moved into their home. The 1-to-2-hour process focuses on teaching about financial planning for home expenses, future maintenance costs, tax benefits, and what to do in the instance of financial hardship. The course is designed to promote sustainable homeownership.
