  • FGBC Insulation Checklist

    Please review the checklist and confirm by checking the box at the bottom.
  • Insulation Inspection

    • Insulation (fiberglass or spray foam) must be installed in the walls and subfloor if applicable 
    • NFRC window stickers must be left on all windows displaying the U factor and SHGC value
    • All penetrations to the exterior or attic must be foamed
      • Foam sealing perimeter of exterior doors
    • Highly recommend sealing outlets with foam or caulk
    • HVAC 
      • Mastic visible on installed ductwork
      • All ducts covered with ductboard or cardboard
      • Microwave duct installed directly to the outside 
      • Bottom plate and top plate sealed with elastomeric caulk

  • Final Inspection:

    • House has power
    • Attic stairs are installed
    • Blow-in insulation installed, measurement stickers are in attic
    • Weatherstripping installed on all exterior doors
    • All kitchen appliances and water heater must be installed
    • Microwave must be installed and connected to duct (CHECK often not connected)
    • All supply duct boots are caulked to drywall underneath the grilles
      • Bath exhaust fan housing is caulked to drywall 
    • Duct connections and supply boxes in attic are sealed with mastic, air handler trunk is sealed to the ceiling of the AC closet with mastic
    • HVAC system is fully installed and functioning
    • All lighting is LED
    • Blower door must be 7 ACH50 or less


    Common Mistakes at Final:

    • No blow-in insulation in attic, no attic door installed
    • Microwave not connected to duct (open cabinet above microwave and check)
    • Kitchen appliances or water heater not installed
    • House doesn’t have power
    • HVAC system not working yet

  • Insulation Inspection
    No drywall can be installed until insulation inspection is complete and Oxalis Advisors confirms the house passes. 

    • Framing
      • All corners must be california corners with insulation behind them
      • Ladder t exterior wall intersections 
      • Minimal framing around all doors and windows
    • Insulation
      • Grade I insulation (fiberglass or spray foam) must be installed in the walls and subfloor if applicable 
        • DO cut insulation around outlet boxes
        • DO split insulation so that wires run in between
        • DON’T compress insulation
        • DON’T have batts falling out of cavities or empty cavities
        • DO insulate above top plate and install a baffle in each cavity
      • For wood frame houses, R-19 in exterior walls, can be faced or unfaced
      • For CMU block houses, fi-foil is accepted
      • Must insulate behind tubs against exterior walls in CMU and wood frame
      • Must install air barrier between insulation and tub on exterior walls
    • General
      • NFRC window stickers must be left on all windows displaying the U factor and SHGC value.
      • All penetrations to the exterior, slab, subfloor, or attic must be foamed
      • Foam sealing perimeter of exterior doors and windows
      • Bottom plate and top plate sealed with elastomeric caulk
      • Any chases must be capped and sealed (usually in bathroom)
      • HVAC
        • Mastic visible on installed ductwork
        • All ducts covered with ductboard or cardboard 
        • Microwave must vent directly to outside
        • Exhaust bath fan runs should be as straight and short as possible, no 180 degree turns


    Common Mistakes at Insulation Inspection:

    • Missing insulation behind tub 
    • Insulation is falling out, compressed, or missing, especially behind corners, not installed above top plate, baffles not in all cavities 
    • No air barrier behind tub 
    • Microwave not vented directly to outside 
    • Bath fan run is long and has turns, therefore fails at final (must pull at least 50 CFM)

  • Final Inspection:

    • General
      • House has power 
      • Attic stairs are installed, insulated to R-10 and gasketed
      • Blow-in insulation installed, measurement stickers are in attic
      • All kitchen appliances and water heater must be installed
      • Weatherstripping installed on all exterior doors
      • Blower door must be 4 ACH50 or less 
      • All lighting is LED
    • HVAC
      • All supply duct boots are caulked to drywall underneath the grilles
      • Bath exhaust fan housing is caulked to drywall
      • Duct connections and supply boxes in attic are sealed with mastic, air handler trunk is sealed to the ceiling of the AC closet with mastic
      • Bathroom exhaust fans must pull at least 50 CFM or higher when we test (often requires 100 or 110 CFM bath fans) *Check that flap on soffit outside is functioning properly before final inspection, check that fans are working
      • Microwave must be installed and connected to duct (CHECK often not connected)
      • HVAC system is fully installed and functioning
        fresh air supply fan is installed and confirmed functioning
        Total duct leakage must be 8 CFM/100 sf or less
      • Duct leakage to outside must be 4 CFM/100 sf or less
      • MERV 8 or higher air filter must be installed
      • Bedroom pressure difference must be within +/- 3 pascals in reference to the rest of the house. Master bedroom often has issues with high- or low-pressure difference. *Transfer grilles, jumper ducts, and an adjustable damper on the bedroom supply ducts are all good options to avoid failing 
      • Bug screen installed at supply air inlet for fresh air supply fan
        Fresh air supply fan must be easily accessible from attic hatch if installed in attic

    Common Mistakes at Final:

    • No blow-in insulation in attic, no attic door installed or not insulated and gasketed
    • Microwave not connected to duct (open cabinet above microwave and check)
    • Bath exhaust fans don’t turn on or outside flap is stuck/doesn’t pull 50 CFM
    • Kitchen appliances or water heater not installed
    • Supply fan either doesn’t have power (in attic) or doesn’t work if it does have power
    • House doesn’t have power
    • HVAC system not working yet
