By submitting this form, you acknowledge and agree to the following terms on behalf of your business or property.

1. PRICING — SUBJECT TO ADJUSTMENT BASED ON PROPERTY CONDITIONS
All quotes provided by Happy Family Cleaning Solutions LLC are estimates based on the information you provide here. Final pricing is determined after an on-site walk-through inspection. Prices may increase or decrease based on actual property conditions, including but not limited to:

Heavy buildup, grease, or neglect: +30% to +75% above base rate, or billed hourly at $50/man-hour
First-time clean (no prior cleaning history): +30% to +75%
No elevator access / multiple floors requiring stair access: +10% to +20%
After-hours or overnight service required: +10% to +25%
Tight or cluttered spaces requiring extra care: +10% to +15%
Open layout properties of 5,000+ sq ft: eligible for reduced rate of $0.12–$0.14/sq ft
Well-maintained, regularly cleaned properties: eligible for a slight discount
Annual contract commitment: 10% discount applied to monthly rate
Multiple locations bundled: negotiated per location

2. WHAT IS HEAVY BUILDUP? (DEFINITION & EXAMPLES)
"Heavy buildup" means the property has not been regularly maintained and requires significantly more labor, time, and product than a standard maintenance clean. Heavy buildup is NOT normal everyday dirt — it is a condition that requires extra effort to restore the space to a cleanable baseline.

Examples of heavy buildup include:

Grease coating on kitchen surfaces, appliances, vents, or floors in food service or breakroom areas
Thick layers of dust on surfaces, vents, baseboards, or shelving that has accumulated over months
Floors with visible grime, scuff marks, or sticky residue that does not come up with standard mopping
Bathroom or restroom surfaces with mineral deposits, soap scum, rust staining, or long-term mold/mildew
Visible soiling on walls, doors, or fixtures throughout the property
General neglect — areas that have not been professionally cleaned in 6 months or more, or have never been professionally cleaned

If heavy buildup is found upon arrival that was not disclosed, we reserve the right to adjust the quoted price before beginning work, switch to hourly billing, or reschedule the service to allow proper time and staffing.

3. HAZARDOUS WASTE POLICY
Happy Family Cleaning Solutions LLC does NOT handle, remove, dispose of, or clean any materials classified as hazardous waste, including but not limited to: chemicals, solvents, industrial fluids, biohazardous materials (blood, bodily fluids, sharps/needles), asbestos, lead paint, mold remediation beyond surface-level cleaning, or any substance regulated by federal, state, or local environmental law.

If hazardous materials are discovered upon arrival, we reserve the right to stop service immediately without penalty and the job will be billed for time already worked. Biohazard situations (blood, bodily fluids, or similar) will either be declined or quoted at a significant premium with separate written authorization required. Medical facility cleaning is available only as a custom-quoted service.

4. PEST POLICY
Happy Family Cleaning Solutions LLC does not provide pest control services and is not responsible for pest-related issues at any property. If our team arrives and discovers an active pest infestation (cockroaches, rodents, fleas, bedbugs, or similar) in the service area, we reserve the right to pause or decline service until the infestation has been professionally treated and resolved.

Pet waste areas and outdoor pet common areas (such as dog runs or grass patches in apartment complexes) will be serviced only as part of our Pet Waste Removal add-on service. These areas will not be cleaned under a standard maintenance contract.

If a pest situation is discovered that was not disclosed prior to the visit, the visit will still be charged at the full quoted rate for travel and time. We appreciate your transparency in disclosing any known pest issues before scheduling begins.

5. STANDARD SCOPE OF SERVICE
A standard Maintenance Clean (Tier 1) includes: dusting surfaces (desks, counters, ledges), trash removal and liner replacement, sweeping/mopping/vacuuming floors, spot cleaning walls and glass (light marks only), restroom cleaning and disinfecting, breakroom countertops and appliance exteriors, and sink cleaning.

The following are ADD-ON services billed separately and NOT included in the base rate: tile and grout deep scrubbing (~$1.00–$1.25/sq ft), interior appliance cleaning (fridge, oven, microwave), interior or exterior window washing, high dusting (vents, ceilings, rafters), junk removal, and pet waste removal.

6. WALK-THROUGH REQUIREMENT
For new commercial accounts, a free on-site walk-through is required before a final contract is issued. This ensures accurate pricing and protects both parties from surprises. No service will begin without a confirmed walk-through and signed service agreement.
