  • Welcome to the Northwoods of Wisconsin! Thank you for choosing one of our cabins for your vacation. Our goal is to ensure you have a vacation filled with special memories. If you have any questions please feel free to contact our office.
  • DIRECTIONS TO TIMBER BAY RESORT & CONDO. ASSOCIATION:

  • We are located at 3315 Sand Lake Lodge Ln, Lac du Flambeau, WI, 54538.

  • Check-in Time: 2:00 PM Check-out Time: 9:00 AM

  • Guest Policies & Procedures

  • RESERVATIONS & PAYMENT:

    • A deposit of $500.00 during Prime Season and $300.00 during off seasons is required to reserve your vacation unit.
    • We accept valid Debit or Credit cards: VISA, MASTERCARD or Discover.
    • Payment in full is due prior to check-out. (There is a $50.00 fee plus collection costs for any returned checks).
    • Credit cards will be kept on file for a period of 30 days to cover damages, lost or stolen property and/or excessive cleaning needs.
  • Late check-ins: If checking in after hours, please call the office to notify them of your approximate arrival time. No refunds for inclement weather, late check-in or early departure.
  • CANCELLATION POLICY:

    • There is a $50.00 administration fee for all cancellations.
    • Cancellations made 30 days or less from check-in date will result in forfeiture of the entire deposit.
    • The entire deposit, minus the $50.00 administration fee, will be refunded if we can re-rent the unit for the same number of nights.
    • Unit changes made at your request are the same as a cancellation.
  • WHAT TO BRING:

  • You will need to bring your own bath, beach and dish towels as well as your personal toiletries.
    • All units are stocked with bedding and normal kitchen necessities.
    • Several rolls of toilet paper and paper towels are provided. You must purchase additional supplies if needed.
    • Firewood is included in your rental. Do not bring your own firewood. It is illegal to transport firewood from outside of 25 miles due to an invasive species quarantine.
  • OCCUPANCY:

  • The maximum number of overnight guests is listed on the website for each cabin.
    • If you wish to have additional overnight guests, an additional fee of $15.00 per night per person or $100.00 per week per person will be charged.
    We are serious about maintaining a family atmosphere for the quiet enjoyment of all our guests. No person under the age of 21 may check-in without an adult staying in the unit.
  • MAINTENANCE & HOUSEKEEPING:

    • Your cabin is intended to be in the best condition possible upon your arrival. If you discover problems please notify our office immediately and we will make every effort to correct them as soon as possible.
    • Check-out is not the time to let us know of any problems as we cannot correct them for you at that time. Accordingly, no adjustments in costs will be made at that time.
    • Employees of Timber Bay Resort and/or service repair persons may enter the premises at any reasonable time for the purpose of making repairs.
    • There is no housekeeping service during the week; you are responsible for the daily housekeeping during your stay.
  • PARKING:

    • Sufficient parking available at each cabin. Be courteous of vehicular flow path through the parking areas. Boat trailer parking located next to the office.
  • PETS:

  • Pets are not allowed during the Prime Season. Outside of the Prime Season, cats and dogs may be permitted with the following conditions:

    • For units that allow pets, arrangements must be made ahead of time.
      • A fee of $15.00 per night or $100.00 per week will be charged per pet.
    • Pets must be crated when left unattended in the unit. We can provide you with names of reputable kennels in the area if you need to kennel your pet during your stay.
  • AFTER HOURS EMERGENCIES:

    • For unit emergencies contact Sean McEnroe - (715) 892-2782 or Darcy McEnroe - (715) 892-2781.
    • During normal business hours please call the office at (715) 558-1207.
  • BOATHOUSE:

    • Boat slips will be assigned & labeled prior to arrival. In the event they are not, the slips generally coincide with cabin numbers 1-8.
  • BEACH AND AMENITIES:

  • No Lifeguard On Duty! Do not leave children unsupervised in the swim area. Swim at your own risk.

    • Please enjoy the beach, beach amenities, game room & fish cleaning house. Please pick up when you are through.
  • LOCK OUTS:

    • If you lock yourself out of your unit, please notify our office and we will be happy to let you in at no charge.
  • PHONE SERVICES:

    • Not all units have land lines. For those that do, there is a long distance block on the line.
    • Cell phone service depends on service provider and location.
  • WI-FI:

    • Wi-Fi passwords are posted in each cabin.
  • FIREARMS AND WEAPONS POLICY:

    • We welcome responsible hunters and firearm owners; however, to ensure the safety and comfort of all guests, the following rules apply while staying at the cabin and on resort property:
      • Firearms must remain unloaded and stored in a locked case while on resort property.
      • No loaded firearms are permitted anywhere on resort grounds, including the cabin, shoreline, parking areas, or other common spaces.
      • Discharge of a firearm on resort property is strictly prohibited.
      • During hunting season, firearm cleaning and maintenance may be done safely inside your cabin, provided no ammunition is present and all firearms remain unloaded.
      • Display or handling of firearms in common areas is not permitted.
    • Please note: While the resort property is privately deeded, the resort is located within the boundaries of the Lac Du Flambeau Reservation. All guests must respect and follow tribal laws and regulations, which prohibit:
      • Concealed or open carry of firearms on reservation lands and roadways.
      • Hunting, trapping, or discharging firearms within reservation boundaries.
  • FIREWORKS AND OTHER EXPLOSIVES ARE PROHIBITED AT ALL PROPERTIES

  • ALL UNITS ARE NON SMOKING

  • CHECK-OUT PROCEDURES:

  • There is no cleaning fee charged so the following is expected:

    • Remove all food from refrigerator and freezer and wipe clean.
    • Clean stovetops, ovens & broilers.
    • All dishes, pots & pans must be cleaned and put away.
    • Please strip the sheets and place the bedsheets in their associated pillowcase. Fold blankets and place them on the bed.
    • Take all garbage and recyclables to the appropriate sites.
    • Vacuum all floors and shake out rugs.

    Do not lock unit upon checkout

    • Please place all keys on the kitchen table or counter.
    • Close and lock all windows, turn off A/C if provided, make sure the coffeemaker and all lights are turned off.

    Failure to follow the check-out procedures will result in a charge to the credit card on file.

    • There is a cleaning service that will prepare the unit for the next guests; however, if the unit is left in an excessively dirty state there will be a cleaning charge deducted from your credit card on file.
    • We are not responsible for personal items left behind in the unit. A minimum $25.00 shipping and handling fee will be charged for returning any item(s). Item(s) will be kept for only 30 days and then donated.
  • A REMINDER:

    • You are renting a privately owned vacation property. Leave the furnishings as you found them as it has been decorated and equipped to the owner's standards. There will be a charge to the credit card on file for any damages done to the unit, items missing or extra cleaning are needed due to smoke odor. Please be considerate of the property and to the guests who will occupy the unit after you.
    • Review the Rules and Regulations pertaining to the property that are posted in your unit.
    • Be respectful to others around you and keep the Northwoods quiet, especially after 10:00 pm.
  • All accommodations are governed by the appropriate Wisconsin Statutes and Regulations pertaining to the Wisconsin Landlord and Tenant (Renter) Act, as well as the County and Local Ordinances that are applicable to said premises. Please also be mindful of local Tribal Ordinances pertaining to the Lac Du Flambeau Reservation. This constitutes a written Rental Agreement between Renter and Timber Bay Resort & Condo Association. Upon violation of this agreement, Timber Bay Resort & Condo Association may terminate this agreement and enter said premises. Upon Notice of Termination, renter shall vacate the premises immediately. At that time all funds received by Timber Bay Resort & Condo Association shall be placed in an interest bearing account on which the interest shall accrue to the benefit of Timber Bay Resort & Condo Association.
