  • Week 1: This listing application is submitted, lockbox is installed, our team takes measurements and gathers details about your home, and professional photos are taken.

    Week 2: Your ‘For Sale’ sign goes up and your listing goes live. While most listings follow this flow, timing can vary slightly based on photographer availability, weather, or seller readiness. Following this process helps ensure your home is presented with high-quality photos, accurate details, and maximum exposure from day one.

    Listing fee

    SODL charges a flat fee of $3,000, paid at closing.

    Need your listing live faster? We can expedite the process so your home goes live within 4 business days of receiving your documents for an additional $250 (total $3,250, still paid at closing).

  • Cancellation & Expiration: If you choose to cancel your listing, or if it expires and is not relisted with SODL, a $1,500 cancellation fee applies. If you later decide to relist with SODL and have already paid this fee, the $1,500 will be fully credited toward your listing fee at closing. This helps cover the upfront work already completed.

    Closing services: You’re welcome to choose how you’d like to handle closing. You can work with an attorney, hire your own title company, or have SODL set everything up for you.

    If you’d like us to handle it, we partner with The Title Group. SODL receives no referral fees or compensation for using them — we simply like their service and convenient Twin Cities locations.

    One benefit of using our partner title company: when allowed, they offer virtual closings, so you can complete your sale from the comfort of your home — or anywhere in the world — without needing to drive to a title office.

  • Coming Soon status indicates that SODL and the seller are preparing the property for sale before marketing as Active status. Coming Soon status is not intended to give the listing brokerage an advantage to the detriment of cooperating brokers, nor to circumvent the sale of the property on an open market. Properties in Coming Soon status on NorthstarMLS may NOT be shown. Any showing of a property in Coming Soon status disqualifies the property from the status, and a $1,000 fine is assessed to SODL so we can't allow any showings to take place while in Coming Soon status.
