  • LANDLORD INSURANCE:

    Landlord insurance is a mandatory requirement for Ray White to manage your property. The owner must obtain and maintain appropriate landlord insurance, including public liability cover of no less than $10 million.

    A current certificate of currency must be provided to the agent upon request. Failure to maintain adequate insurance may impact our ability to continue managing the property.

  • CLEANING (Getting the property rent ready):

    Please be advised that the property may need a "bond and carpet clean" prior to leasing. Cost between $800 - $1000 as an estimate

    It is important that the condition of the property at the start of the tenancy reflects the standard expected at the end. Tenants are responsible for returning the premises in the same condition as at the start of the tenancy, less fair wear and tear.


  • SMOKE COMPLIANCE:

    To ensure compliance, the Agent will arrange for DC Smoke Alarms to carry out annual compliance testing and maintenance of the smoke alarms and blind compliance at the Premises. The standard compliance service fee is $179 per year. Should additional works be required to achieve or maintain compliance, these will be carried out at an additional cost.


    This compliance program is a requirement of our management service to ensure both legislative compliance and tenant safety.

  • WATER INVOICING:

    If Ray White is managing water invoices, the invoice will be paid from the owner’s available funds upon receipt, unless advised otherwise by the client. The tenant will then be invoiced for their water usage.

    Tenants can only be charged for water consumption if the property is individually metered, the property is water efficient, and the tenancy agreement states the tenant is responsible for water usage.

    The owner must provide the tenant or agent with a copy of the water bill within 4 weeks of receiving it from the service provider. If the bill is not provided within this timeframe, the tenant is not required to pay.

    Once the bill has been issued, the tenant has 4 weeks to make payment.

    We strongly recommend all owners have a depreciation schedule completed to ensure you are maximising your tax return.

  • MAINTENANCE COMMUNICATION

  • Please note: 

    An emergency maintenance limit is set within the Form 6 to allow urgent repairs to be carried out when required.

    If we are unable to contact you and delaying works may cause further damage to the property or pose a safety risk, we will arrange for a qualified trade to attend and complete the necessary repairs within the approved limit.

    This ensures the property is protected and any safety concerns are addressed promptly.

    Once set up, you will receive an invitation to Ailo where you can manage your rental funds, update your bank details, and choose how and when you receive payments.

    Rent is paid by the tenant directly into your Ailo Wallet, with agency fees automatically deducted. Funds are typically available within hours, and can be transferred to your bank account instantly or set to automatic payments.

    It is recommended that all invoices associated with the property are paid from the rental funds where possible.

    This helps ensure the owner’s EOFY statement accurately reflects all income and expenses for the property, providing a clear and accurate financial position.
