This Boat Slip Rental Agreement (the "Agreement") is made and entered into as of the date of the last signature below (the "Effective Date") by and between Good Days Marina on Houghton Lake LLC ("Marina" or "Lessor") and the undersigned customer ("Customer" or “Lessee").

The Customer agrees to comply with all federal, state, and local laws, as well as the Marina Rules and Regulations, which are attached to and incorporated into this Agreement and the Marina Handbook. Key rules include:

• The Marina operates in a wake-free area.
• All dogs must be kept under control and on 6’ leashes while on Marina property.
• No sub-renting the slip or renting the Customer's boat to third parties.
• No open fires, including grills, on the vessel while docked or on Marina property.
• No smoking within 50’ of Fuel Dock. 
• No major repairs or maintenance at slip. This includes oil changes, propeller changes, rewiring, upholstering, ect.
• No alcoholic beverage consumption on the property.
• All vehicles to be parked in designated areas. 
• No Fishing at Marina 
• All Hoists must have expressed written permission. 
• Customers are responsible for protecting their boat from damaging adjacent boats or the dock. A minimum of 4 boat fenders must be used, along with a minimum of 4 docking lines tying the boat securely to the dock and back poles.
• Good Days Marina will tie up any loose boats, at owners expense. 

This Agreement may be terminated by the Marina for any breach of the terms or the incorporated Rules and Regulations set forth in this contract and the current year, Good Days Marina Handbook. 

Photography Release

We love sharing the beauty of Houghton Lake and the life of the Marina with our community! By entering into this agreement, the Renter consents to the use of photographs or video of the Marina premises—which may include the Renter’s vessel—for the Marina’s social media, website, and marketing efforts. We promise to keep it focused on the "lake vibe" and the beauty of the docks. No compensation will be provided for the use of these images, and the Marina shall retain all ownership of the media produced.

 
Liability and Indemnification

The Customer agrees to indemnify, defend, and hold harmless Good Days Marina on Houghton Lake LLC, its owners, employees, and agents from any and all claims, damages, or injuries arising from the Customer's use of the slip or Marina facilities, including any negligence of the Customer or their guests. The Customer uses the Marina facilities and moors their vessel at their own risk and assumes all risk of loss or damage to their property or person.

 
Default and Lien Rights

If the Customer fails to pay the fees or violates any terms of this Agreement, the Marina may terminate this Agreement and exercise its rights under the Michigan Marina and Boatyard Storage Lien Act (Act 362 of 1998) to place a lien on the vessel and sell it to recover unpaid charges. The Customer will be notified in accordance with Michigan law before any lien enforcement action.
 

 BY SIGNING BELOW, THE CUSTOMER ACKNOWLEDGES THEY HAVE READ, UNDERSTAND, AND AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT AND THE ATTACHED RULES AND REGULATIONS.

understood, and agree to it.
