Agency Disclosure Acknowledgment

Swartz Properties is the agent for the owner of the properties we have listed. We are not your agent, unless we enter into a written agreement to act as your agent. We owe duties to the owner which include utmost good faith, loyalty, and fidelity. We will negotiate on behalf of and act as an advocate for the owner. Although we do not represent you, we will disclose to you all adverse material facts about the property actually known by us. We will assist you without regard to race, creed, sex, religion, national origin, familial status, marital status, or handicap.

Before submitting an application, I understand that Swartz Properties reviews applications based on the following criteria:

*Income qualifications
*Credit history
*Landlord references
*Ability to place power/utilities in applicant’s own name
*Criminal background check
*Maximum occupancy limits
*Valid photo ID/driver’s license
*$29.99 application fee per adult applicant
*Applicant must be at least 18 years old
*Application must be fully completed, initialed, and signed
*Income must be verifiable and consistent
*Proof of income will be required before final approval

I understand that Swartz Properties generally requires monthly income of at least three times the monthly rent and a minimum credit score of 600. If I do not meet these criteria, I may be required to have a qualified co-signer submit a separate application for screening.

As part of our application process, each applicant must qualify for a security deposit alternative policy through Obligo.  This does require a separate application with Obligo and payment of the polciy is billed annually.  The policy must remain in effect the entire time of occupancy.  If you are denied for Obligo, Swartz Properties will not be able to rent to you.

I also understand that submitting an application does not guarantee approval and does not guarantee that a specific unit will be held or available.

I understand that Swartz Properties uses SingleKey as its third-party screening platform. If I apply online, I may be redirected to SingleKey’s website to complete the online rental application and screening process. If I complete a paper application in person, Swartz Properties may use the information provided to process the application through SingleKey.

I understand that pets are only allowed where approved by Swartz Properties and may be subject to property restrictions, breed restrictions, size restrictions, and owner approval. If approved, pet charges may include a $500 non-refundable pet fee and $50 additional monthly pet rent per pet, with a limit of two pets where allowed.

I understand that the same Swartz Properties rental criteria apply whether I apply online through SingleKey or complete a paper application in person.

I understand that the application fee is non-refundable once processing has begun.

I understand that false, incomplete, unverifiable, or misleading information may result in denial of the application or cancellation of approval.
