Braun Road is a mature, cohesive street with large lots, generous setbacks, and a consistent streetscape held for over 70 years. Case No. 26-106800PFP proposes to split one of the original founding lots of the Applewood Ranchettes Subdivision roughly in half - at minimum setbacks on every side simultaneously.
This is not a plan designed to fit this neighborhood. It is a plan designed to extract maximum value from a parcel that was never intended to be divided.
We oppose this application because:
- It breaks the streetscape - both homes would sit at the minimum 20-foot front setback, well forward of every neighboring house.
- It sets a precedent that cannot be undone - every lot in Applewood West / Applewood Mesa becomes a candidate for the same treatment.
Many neighborhoods across the Denver metro area have been changed beyond recognition by exactly this kind of incremental pressure - lot by lot, permit by permit, until the character that defined them was gone.
