  • PLEASE SUBMIT THE FOLLOWING ITEMS WITH THIS APPLICATION:

    1. Construction Plans: Submit one (1) electronic copy and one (1) paper copy of construction plans drawn to a scale of 1" = 40 feet. 
    2. Site Plans: Submit (1) electronic copy and one (1) paper copy of site plans. Plans should include street names, lot dimensions, setbacks (front, side and rear), sidewalks/driveways, exact location, size & height of any existing building or structure, and exact location, size & height of any building or structure to be erected.
    3. Photos: Attach photos of relevant sight from all angles. 
    4. Deed Restrictions: For properties located in Dogwood Village & Laura Lane, please submit one (1) electronic copy of your deed restrictions.
    5. FOR DRIVEWAYS ONLY: The Site Plan should include proposed entrance in relation to a road with a sight distance evaluation, vicinity map, a copy of the recorded plat and/or deed, and a copy of the estimate for the entrance installation. 

    Additional information:

    • Fees are based on square footage and MDIA fee, engineering fee & Maryland Home Builder Registration Act fee (if applicable).
    • Kent County Stormwater Management, Erosion & Sediment Inspection must be submitted (if applicable). 
    • Please allow two (2) weeks for MDIA to review the plans if required.
    • Planning & Zoning will review the application and plans if required and the applicant/contractor are encouraged to attend the meeting on the last Monday of the month at 7:00 PM.

  • It is the applicant's responsibility to contact the following companies and request inspections:

    REQUIRED FOR ALL PROJECTS:

    • Before you dig, YOU MUST call Miss Utility for markings at (800) 242-6342. NO EXCEPTIONS.
    • An approved building permit from the Town of Galena must be visibly placed on the property until the project has been inspected and completed.

    IF APPLICABLE:

    • Sediment Control: Contact Kent County Planning & Zoning at (410) 778-7423for sediment control inspections & fees.
    • Sprinkler System: A licensed sprinkler contractor is required.
    • Fire Marshal: Contact for inspections at (410) 822-7609.
    • Water/Sewer Connections: Contact Town of Galena Maintenance & Facilities Coordinator at (410) 648-5151 ext. 304 for coordination and inspection of water/sewer connection.
    • Electrical, HVAC & Plumbing Inspections 
    • Occupancy Permit: The Town of Galena will issue a Certificant of Occupancy permit after the following has been approved:
      • Town's Inspection of Water/Sewer Connection
      • Copy of Final Inspection Report of Sprinkler System
      • MDIA Final Building Inspections
      • Kent County Final Inspections for Stormwater Management, Erosion & Sediment Control.

The applicant understands that any false, misleading, or incomplete information may result in denial, suspension, or revocation of the permit and may subject the applicant to any applicable penalties under Town ordinances or other applicable law.
