  • New Seasonal Application 2026

  • Webster / Douglas Forest KOA Journey is excited that you are interested in seasonal stay for the 2026 Season. Please complete the application and submit it.
  • The 2026 camping season dates will be from May 1, 2026 - October 31, 2026. The gates will remain closed until then, and access to your sites prior to that date should be done during a scheduled visit with campground management.

  • The 2026 Seasonal Base Rate will be: $5,700.00
  • This rate includes 2 adults and your children, under the age of 21.
  • All payments must be made by either credit, debit, or ACH electronic check. Your balances must be paid in full prior by May 1, 2026. You will not be permitted to move in unless your balance is paid in full.

  • Seasonal fees are due in full, upon booking. Payments are available by management approval, if needed.
  • All seasonal members will be required to have a credit or debit card on file.

  • Site Standards & Rules

  • Safety & Legal Compliance (Highest Importance)
    • Campfires must never be left unattended and must use a fireplace/fire-ring.
    • No firearms & fireworks allowed on the campground.
    • The speed limit throughout the park is 5 MPH.
    • Children under 14 must be accompanied by an adult or older sibling in restrooms and buildings as well as the swimming area and playground, and must wear helmets while riding bikes.
    • No generators allowed on the campground.
    • No Recreational Vehicles allowed. (ATVs, UTVs, Dirt Bikes, Scooters, etc.)
    • Visitors are not permitted unless an adult listed on seasonal invitation is present. You are responsible for your visitors.
    • All trailers and vehicles must be insured and registered.
  • Park Cleanliness, Utilities & Infrastructure
    • Utility connections must be properly connected to the park's utility infrastructure.
    • Sewer connections should be solid PVC/Quick Connect.
    • Sewer valves must be closed when your trailer is not in use.
    • Please dispose of your trash in the dumpsters.
    • Items not allowed in the dumpsters include large items, propane tanks, combustible liquids, electronics, furniture, metals, construction materials
    • Seasonals are responsible for keeping their sites clean and free of trash.
    • Trash should be taken to the dumpster on your own (do not leave them out overnight).
    • Sites must be maintained, which includes landscaping and debris/trash pickup.
    • Washing of any vehicle is not allowed.
    • Washers and Dryers inside your units are not permitted.
    • Boats, Trailers, Oversized Vehicles - please refrain from bringing them, due to limited parking - and ask staff where they should be parked while on property.
    • Electricity is metered and invoiced monthly - due upon receipt.
  • Noise, Comfort & Neighborly Conduct

    • Quiet Hours are from 10:00 PM - 8:00 AM on Weekends and Weeknights.
    • Pets are welcome and must abide by the park's pet policies.
    • Please be mindful and respectful of your neighbors
    • The swimming pool is closed at dusk.
  • Site Rules & Park Management

    • One camping trailer per site, and only one tent per site.
    • One family per site (family defined as two adults and their unmarried children).
    • No one may use your site without you present, this includes adult children and relatives, and visitors.
    • No more than 2 registered vehicles per site.
    • Site changes must be approved by management.
    • Trailer or campsite may not be subleased or reassigned.
    • Only one shed allowed per site.
    • No permanent residents - you may not use the park's address for residency, mail, packages, or registration of any kind.
  • Site Maintenance & Improvements

    • Seasonal members are responsible for maintaining their own sites.
    • Campground staff do not perform maintenance on seasonal sites.
    • All site clean-up after the park opens must be moved to a designated area approved by management.
    • Decks are restricted to the size of your camper and must be built in 4'x8' sections for quick removal - this is a TOWN requirement.
    • All improvements to sites must be approved, in advance, by management.
    • Carports are not allowed.
    • All of your items should be stored in a shed.
    • Abandoned sites will incur $100 cleaning fee plus $50 per hour per staff member needed to clean up your site. Your credit card on file will be charged.
  • Visitors

    • Visitors are welcome but must pay a fee (day or overnight), even if covered by the seasonal member.
    • Visitors are not allowed on-site unless the seasonal member is present—no exceptions.
    • Seasonal members are responsible for the behavior and compliance of their guests.
    • Visitors must leave the park by 10:00 PM, unless they are registered as overnight guests.
    • A maximum of 6 visitors is allowed per site at any time.
    • Management reserves the right to limit guest numbers at any time.
    • Events must be approved by the office before being planned or held in the park.
  • Children

    • Parents or guardians are responsible for their children at all times.
    • Children who violate park rules may be escorted to their guardians and subject to further action.
    • Children under 12 years old must be accompanied by an adult in all park buildings and amenities.
    • Children 14 and under must be supervised by an adult while swimming.
    • Bike riders age 14 and under must wear helmets at all times. (State law) or bikes will need to be parked at your site
    • Please ensure children are playing safely and respectfully throughout the park.
    • The playground is open from dawn to dusk
  • Pets

    • Proof of rabies vaccination must be available upon request.
    • Pets must be leashed at all times, including your site, except at the dog park.
    • Excessive barking must be controlled to avoid disturbing others.
    • Pets are not allowed in playgrounds, pool areas, or park buildings.
    • Aggressive pets will not be tolerated; you may be asked to remove them from the park.
    • Limit of two pets per site; unless approved by management
    • Pets must never be left unattended.
    • Children should only walk pets if they are able to control them.
    • Always clean up after your pets.
    • Management reserves the right to restrict yor prohibit certain pets.
  • Golf Carts (if allowed)

    • One golf cart per site is permitted
    • Drivers must be at least 21 yrs old and have a valid driver's license.
    • Golf carts must display the site number on both sides.
    • Proof of golf cart insurance is requird.
    • Golf cart fees may apply (varies by park).
  • Alcohol, Smoking, and Drugs

    • Alcohol is allowed at your site, but may not be left unattended in public or shared park areas.
    • Legal drinking age is 21 years old.
    • Keep alcohol secure and out of view when not at your site.
    • Smoking and vaping are not allowed inside park buildings or recreation areas.
    • Marijuana and illegal drugs are strictly prohibited on the property.
    • Excessive partying or loud behavior will not be tolerated; violators may be asked to leave.
  • Trailer Sales and Restrictions

    • The office must be provided with a color photo of any trailer that is 10 years or older before the trailer is allowed to be brought to the campground and placed on a seasonal site.
    • Any trailers bring replaced or purchased must meet the following guidelines:
      • Be no longer than 45 feet (bumper to bumper)
      • Have propane tanks no larger than 40 lbs or smaller.
      • Pop-ups (non-self-contained) are not allowed
      • Washing machines are not allowed
      • Units must have functioning holding tanks
      • Subletting of campers is not allowed. (this includes any kind of rental/Airbnb, VRBO, booking.com rentals, allowing family or friends to use your camper without you present, or any to use your camper (for a fee or for free) without you present. Your camper is your camper alone, and you are the only ones permitted to use it at all times.
      • Secondary units are not allowed.
      • Tents are allowed for occasional use, and must be taken down at the end of your week/weekend stay.
  • If You're Selling Your Trailer:

    • Webster / Douglas Forest KOA Journey does not allow the sale of trailers to remain on-site. (all advertising should reflect this information)
    • Site assignments cannot be negotiated between buyer and seller.
    • The site fee may not be included in the sale.
    • Trailer sales do not guarantee approval for the buyer.
    • Trailers over 10 years cannot remain in the park after the sale.
    • Any trailers not sold at end of season need to be removed - there will be no winter storage for non-renewing campers.
    • management is to be made aware immediately or any trainers being posted for sale by email, with a copy of the details about the sale.
    • Sale of your trailer midseason will not result in a refund of any kind. Your site will become available for short-stay camping, and you will forfeit all seasonal fees paid in.
    • Sellers must be present for all showings; the office will not facilitate showings or distribute keys
  • Refunds and Cancellation Policy

    • A $1,000 deposit is non-refundable
    • If canceled after the season begins, no refund will be given unless a replacement seasonal guest is secured.
    • Refunds, if any, will not exceed the new site sale amount.
    • If canceled before the season begins, the trailer and all site items must be removed immediately.
    • After April 1st, a $25/day storage fee applies until everything is removed.
    • Refunds for pre-season cancellations (before April 1) will be issued minus the non-refundable deposit.
    • Campers may not hold multiple sites.
    • Site changes must be approved by management.
  • Abandonment

    • Your site will be considered abandoned, and therefore available, if you remove your unit from the site without notifying the office, in writing.
    • No refunds will be issued if you vacate early, and we can rebook it.
    • Replacement of your existing unit with a new unit must be approved by the office, in advance.
  • Emergencies

  • In the event of an emergency, diall 911 or contact local authorities immediately. Please also inform park management as soon as possible.
  • Management reserves the right to terminate or refuse the stay of any camper and/or family or visitor at any time for any reason. We reserve the right to terminate a seasonal agreement for violating the rules of good camping, destroying property, creating a disturbance, becoming a nuisance, or interfering with the job of a campground employee or volunteer. Changes to this agreement may be made as needed. This is intended for seasonal vacation stay and does not constitute a landlord/tenant agreement.
  • Are you currently, or have you been on the sexual offenders registry?*
  • By signing below, you grant permission to conduct a background check, credit check, reference check, or other research as means for approval, including but not limited to contacting previous parks for reference, if we choose to do so. We understand our agreement does not constitute a landlord/tenant agreement, and that seasonal payments are non-refundable. If you or Webster / Douglas Forest KOA Journey terminates this contract for any reason during the camping season, no refund will be given. We agree to abide by the rules and regulations guiding the park, as well as seasonal rules and regulations that apply only to seasonal campers. We agree to be conscientious of our neighbors, take care of the property and our site, and keep our account current at all times. We will maintain a current credit card on file for our invoices. We understand that any violation of the seasonal terms may result in remedial action - including termination. Refunds will not be given for any terminated contracts due to violations of this agreement.
