Note: Under Texas Property Code 24:005, we are only required to give you a three-day eviction notice to vacate this property if any of the following rules are violated. Our relationship with you is not a standard tenant landlord relationship. You are simply a guest, therefore a violation of any of the following rules requires only a three-day notice to vacate.
Payments & Occupancy
* If you chose the weekly option, rent is due on time every week, seven days from the day of your last payment. For example, if you checked in on a Sunday, then your rent is due every Sunday. If you chose the monthly option, your rent is due every 30 days from the date of your last payment.
· Late rent is subject to a $25.00 per day late fee.
· Late rent is subject to being evicted after the third day unless an arrangement has been made with management in writing.
· Unauthorized overnight guests are not permitted without management approval.
· Sharing the cabin with a co-worker is not permitted unless your co-worker is your significant other or spouse.
· All Payments are non-refundable.
Cleanliness & Property Care
· Maintain the interior of the cabin at all times in a clean and orderly condition.
· Keep porch, steps, and outdoor areas free of clutter and trash.
· Trash must be taken to the designated cans regularly and not left on the porch.
Furnishings & Equipment
* Each cabin comes furnished with basic supplies outlined in your rental agreement and should be taken care of at all times. This includes everything from bedding, linen, cooking supplies, stoves, cooktops, microwaves, televisions, refrigerators, etc. If anything becomes damaged, please report it to management as soon as possible.
Parking & Personal Vehicles
· Park directly in front of your assigned cabin and nowhere else unless approved by management.
· Vehicle repairs are not allowed on-site unless approved by management.
Safety & Security
· The cabin should remain locked at all times when unoccupied.
· Door codes are changed after each guest departs.
· No open flames inside the cabin or the porch. Grills are acceptable, but please do not use them on the porch with an open flame.
· The use of firearms is prohibited except for self-protection in an emergency situation.
Noise & Conduct
· Quiet hours are from 10pm until 7am.
· Music outdoors is strictly prohibited.
· Behavior must remain respectful towards neighbors and management at all times.
· Illegal activity of any kind will be reported, and you will be removed from the property immediately by the local sheriff’s department.
Smoking
· Absolutely no smoking in the cabin. That includes cigarettes, cigars, pipes, vapes, marijuana, e-cigarettes, crack pipes, bongs, oil pipes, meth pipes, etc.
Pets
· Pets must be approved by management prior to check-in, house trained, and cannot exceed 50 lbs. in size and no more than one pet per cabin. At the discretion of management, a $200.00 non-refundable deposit may be charged.
· Any damage to the property as a result of the pet will strictly deal with on a case-by-case basis and may result legal action.
· You must control your pet and pick up any waste around your cabin.
Check-Out Requirements
· If possible, please give us at least a 24-hour move-out notice before your departure.
· Please tidy up the cabin and place all dirty linen on the center of the bed before checking out.
· Remove all trash and personal belongings.
· Refunds will not be issued if you leave earlier than expected.
