• Salesperson Application

Apply to join our team as a construction lending sales professional.
  • I. Introduction

We are HML Investments — one of the fastest-growing construction lending brokerages in the country. We fund new construction, fix-and-flip, DSCR, and bridge loans for homebuilders and real estate investors who are literally building America's neighborhoods. We are not looking for "sales reps" who read scripts and pray. We are looking for closers who can have a real, intelligent conversation with a builder doing $1M–$50M in annual volume, diagnose their financing constraints, and position our loan products as the strategic capital partner they've been missing.
  • II. The Standard: Calm, Educated Authority

No boiler room. We don't use hype, false urgency, or pressure tactics. The builders we work with are sophisticated — they'll see through it instantly. The presence. Controlled, consultative, and high-status. You need to be comfortable on the phone with operators running multi-million-dollar construction businesses, talking about their pipeline, their lender relationships, and their growth plans. The strategy. You'll learn the mechanics of construction financing — LTC, LTV, ARV, draw schedules, exposure limits, DSCR ratios. You're responsible for understanding our products deeply enough to recommend the right structure for each builder's project, not just pitch a rate.
  • III. The Hiring Process

Stage 1: Application & Loom Review. We review your written answers and your Loom submission for communication, presence, and clarity of thought.Stage 2: Video Interview Screen (15 minutes). A short video interview with our team to evaluate communication style, presence, and baseline fit.Stage 3: Live Roleplay Interview (25–30 minutes). A second interview centered on a structured roleplay — a builder calling in about a new construction loan — to evaluate discovery, objection handling, and call control.Stage 4: Final Interview & Offer. Final conversation with leadership. If selected, you'll start in our structured onboarding program.
  • IV. Performance Standards: Zero Tolerance

If hired, you'll be held to strict standards. We part ways with salespeople who:Blame leads, marketing, or processing for their numbersFail to keep their CRM clean and their dispositions accurateOverpromise terms to get a deal signed (this kills builder relationships and gets us blacklisted by lenders)Refuse coaching or repeat the same mistakes after call reviewShow up late, leave early, or treat the sales floor like a side gig
  • V. Compensation & Expectations

Compensation: Base + uncapped commission structure. Producers earn more. Top producers earn significantly more.Schedule: In-office, Miami. Full-time. Sales floor energy is non-negotiable here.Expectations: High call volume during your ramp period, consistent pipeline management, and progressive close-rate improvement as you move from Junior AE → AE → Senior AE.
  • VI. Application Questions

  • Format: (000) 000-0000.
  • VII. Loom Video Submission (Required)

Please record a 3–5 minute Loom video in one take, no script, answering the prompts below. This is the most important part of the application — it tells us more about you than any written answer can. Briefly introduce yourself (location, background, current role). Walk us through your highest-pressure sale to date — what was the situation, how did you handle it, and what was the outcome? Explain, in your own words, what you think makes a great salesperson in 2026. Why HML, and why this role, specifically? Background should be quiet and professional. We're not judging your camera setup — we're judging your communication, presence, and clarity of thought.
