Mid Term Rental -- Owner Acknowledgment & Property Standards

1. Financial & Operational Requirements
Reserve Fund: A minimum reserve balance of $1,000 is required to be maintained on file at all times. These funds are used for operational expenses including supplies, emergency maintenance, service calls, onboarding-related costs, property photography, and listing setup expenses.
Automatic Repair Authorization: The owner authorizes Cunningham Group to approve and coordinate repairs up to $200 without prior approval in order to maintain guest experience, prevent larger maintenance issues, and protect booking revenue.
Damage Protection Plan: A mandatory damage protection plan equal to 1.5% of the booking rate will be applied to reservations. This plan provides coverage for accidental guest-related damages up to $1,000 in situations where Airbnb, the booking platform, or the guest does not directly cover the claim. (A separate addendum regarding Damage Protection coverage and procedures may be incorporated into the Management Agreement.)
Cleaning Fees: Cleaning fees will be established and approved prior to activation of the listing based on property size, occupancy, and turnover requirements.

2. Property Condition & Maintenance Standards
The property must be delivered in clean, functional, move-in ready condition prior to onboarding. The property may not have unresolved or visible maintenance issues that negatively impact guest experience, safety, or functionality. All furniture, mattresses, décor, and household items must be clean, functional, and in good condition. If the property includes a pool heater, a remote-access control system such as Aqualink (or equivalent approved system) is required. Functioning smoke detectors, carbon monoxide detectors (where applicable), and safe accessible pathways are required at all times.

3. Smart Home & Access Requirements
• Schlage Smart Lock required unless otherwise approved by Cunningham Group
• Ring camera system or approved exterior security camera
• Reliable Wi-Fi/internet service

4. Furnishing, Inventory & Stocking Standards
• Minimum of 3 sheet sets per bed
• Minimum of 3 towel sets per guest occupancy
• Fully stocked kitchen including plates, bowls, cups, utensils, cookware, and basic kitchen essentials

Ongoing operational restocking is required as part of maintaining guest readiness.

5. Cleaning, Photography & Listing Preparation
Professional cleaning is required prior to activation of the listing and between all guest stays. Professional photography may be required depending on the condition, layout, marketing needs, or overall presentation of the property. Cunningham Group will handle listing creation, marketing optimization, dynamic pricing management, guest communication, booking management, and maintenance coordination.

6. Owner Responsibilities
The owner remains responsible for reserve balances, major repairs, capital expenditures, HOA/community compliance, utilities (unless otherwise agreed), and maintaining the standards outlined above.

7. Listing Activation Requirements

Failure to meet onboarding and operational standards may delay listing activation or ongoing management services.
