Tenant Acknowledgment & Understanding
I/We acknowledge and understand that any alteration, addition, fixture, fitting, installation, modification, or improvement made to the rental property during the tenancy remains subject to the approval conditions provided by the Landlord and/or Managing Agent.
Tenant Disclosure, I/We further acknowledge and agree that:

Any approved alteration carried out by the tenant is completed at the tenant's own cost and risk unless otherwise agreed in writing.
Upon vacating the property, I/we must restore the affected area(s) to their original condition unless the Landlord provides written approval for the alteration to remain in place.
Where restoration is required, all rectification works must be completed to a professional standard by appropriately qualified and licensed tradespersons where applicable. Copies of paid invoices, receipts, licences, and any compliance certificates must be provided upon request.
If the alteration is not restored to its original condition and written approval has not been obtained from the Landlord to leave the alteration in place, the cost of restoration may be deducted from the rental bond or otherwise recovered from the tenant.
If the Landlord agrees to allow the alteration to remain at the property following the tenancy, I/we acknowledge that ownership of the alteration, fixture, fitting, or improvement will remain with and transfer to the property owner.
I/We acknowledge that the Landlord is under no obligation to compensate, reimburse, purchase, or otherwise provide payment for any alteration, addition, fixture, fitting, installation, modification, or improvement left at the property, unless a separate written agreement providing for such compensation has been entered into prior to the works being undertaken.
Any approval granted by the Landlord to undertake alterations does not waive the tenant's obligations under the Residential Tenancy Agreement or applicable legislation.
