  • VALLEY RANCH COMMUNITY OWNERS ASSOCIATION, INC. AMENITY AND POOL USE POLICY & AMENITY AND POOL ACCESS AGREEMENT

  • GYM, POOL, PLAYGROUND, BBQ PITS, BASKETBALL COURT, TENNIS COURT,
    PARKING LOT RULES AND GUIDELINES
    ALL RULES ARE SUBJECT TO CHANGE BY THE BOARD OF DIRECTORS AT ANY TIME.
  • Use of the Valley Ranch Community Owners Association, Inc. (the "Association") amenities, including the gym, pool, playground, BBQ pits, basketball court, tennis court, parking lot and all recreation surrounding areas (the "Amenities") is intended to exclusively benefit the Association's homeowners and their guests. The Amenities are for the exclusive use of Owners or Residents in good standing with the Association.
  • In the event of any conflict between this Amenity and Pool Access Agreement (the "Agreement") and the Supplement to Community Manual for Valley Ranch [Amended and Restated Community Center Facility User Guidelines], recorded as Doc. No. 20240041100, Official Public Records of Bexar County, Texas (the "Guidelines"), the Guidelines shall control.

  • AMENITY ACCESS

  • The Amenity key access fobs will provide access to the Amenities in Valley Ranch and will be issued to Tenants following execution of the Amenity & Pool Access Agreement and verification of residency in the Association.

  • Key fobs are available for purchase at the cost of $25.00 per key fob with a check or money order only. Replacement fobs are available for purchase at the cost $25.00 each. Each household is allowed two (2) key fobs (price for the key fobs is subject to change).
  • Pool Age Requirement For Entry. All Residents and guests fourteen (14) years of age and under must be accompanied by an adult, parent, guardian or responsible person aged eighteen (18) years or older that is a Valley Ranch Owner.

  • Suspension. Owner/Tenant Access Key Fobs may be suspended or revoked pursuant to the terms and conditions of the Declaration for the following actions by the Tenant(s), Owner(s), Occupants, or a member of their respective households:

  • I. Use of false information to obtain an Access Key Fob.
  • II. Unauthorized use of an Access Key Fob.

  • III. Violation of the governing documents of the Association, including its Guidelines.
  • IV. Non-payment of assessments or other charges.
    • Tenant Access Key Fobs. Owners who lease their Lot to an occupant must relinquish their Access Key Fob(s) for the Lot and shall be deemed to have assigned their rights to an Access Key Fob to the Tenant of the Lot. Owners shall provide Tenants/Occupants their Access Key Fobs to be reassigned to the Tenant/Occupant once proof of lease is provided by the Valley Ranch Community Center Staff. If the Owner does not provide the Tenant/Occupant their Access Key Fob, the Tenant/Occupant will be required to pay $25.00 per Access Key Fob and the Owner Access Key Fob will be disabled. Tenant Access Key Fobs are issued to those individuals leasing a residence within the Association and who have provided a copy of a valid lease agreement. Such access fobs shall have the same rights as an Owner Access Key Fob, but referred to herein as Tenant Access Key Fobs for sake of clarity. In order for Tenant Access Key Fobs to be issued and remain valid, assessments must be no more than thirty (30) days past due. Tenant Access Key Fobs shall be revoked at such time as the Tenant no longer resides in the Lot or upon termination of the lease agreement. If a lease is renewed, the Owner/Tenant must provide the Valley Ranch Community Center Staff with an updated lease agreement or written consent that the Tenant's lease has been renewed along with the terms of the renewal.

  • An emergency phone is located in the pool area near the entry gate which has the capability of connecting to emergency services.

  • ** GUEST POLICIES**

  • Guests must be accompanied by an Owner or Resident over the age of eighteen (18) at all times.
  • Pool: Each household is permitted up to five guests. This includes infants, children and adults. NO EXCEPTIONS.

  • Park (Tennis Courts/Basketball Courts): Guests are limited to three (3) people per home. This includes infants, children and adults. NO EXCEPTIONS.
  • Gym: Guests are not permitted to use the fitness center. NO EXCEPTIONS.
    1. Tenants are responsible for the behavior and actions of any guest they bring into the Amenities, including anyone they allow to enter after them.
    2. Guests must follow all Amenity rules, including guest limits and the requirement that guests be accompanied by a Resident or Owner at all times.
    3. If a guest violates any Amenity rule, the Tenant will be held accountable and amenity privileges may be suspended, consistent with suspension policies for rule violations, misuse, or non-compliance.
    4. Any unauthorized person admitted by a Tenant may be treated as a trespasser, which may also result in suspension of the Resident or Owner's amenity privileges.
  • ** GENERAL AMENITY RULES**

    1. Under no circumstances will alcohol, tobacco, firearms or drugs be permitted in the Amenities or surrounding areas.
    2. Persons under the influence of drugs or alcohol will not be permitted in the Amenities.
    3. NO glass containers are allowed.
    4. The Association is not responsible for lost or stolen articles.
    5. Dogs and/or any domestic animals MUST be kept on a leash at all times. THE AMENITY IS NOT INTENDED AS A DOG PARK. PLEASE clean up after your pet using the on-site pet stations provided.
    6. Properly dispose of all trash in the receptacles provided.
    7. Bicycles, skateboards, skates, and other similar vehicles are prohibited on the walkways within the Amenity and must be placed in the designated storage areas.
    8. NO organized leagues, groups or school teams will be allowed to use the Amenities at any time.

  • 9. Tenants are prohibited from profiting financially from charging their guests for use of the Valley Ranch Community Center.
    10. Physical abuse of other Facility Users, Valley Ranch Community Center Staff Members, vendors or volunteers is prohibited.
    Immediate suspension of privileges may ensue and continue until a hearing can be conducted by the Board.
    11. Facility Users shall show common courtesy and refrain from harassment of any other Facility Users, Valley Ranch
    Community Center Staff Members, vendors or volunteers, or otherwise interfere with the management of the Association

  • **GYM AMENITY RULES**

  • 1. All Facility Users should check with their doctor before they engage in a more physically active lifestyle or exercise
    program.
    2. All Facility Users using the equipment in the Fitness Center do so at their own risk. Facility Users may be restricted from
    utilizing the Fitness Center or specific equipment in the Fitness Center based on safety considerations, including
    recommendations of equipment suppliers or manufacturers.
    3. Fitness Center access may be revoked due to misuse of equipment or misconduct or violations of these Fitness Center
    rules.
    4. Appropriate athletic shoes must be worn at all times. Sandals, Crocs style, and/or open-toe shoes are not allowed.
    5. After use, Facility Users must wipe down all equipment with the sanitation wipes provided. Workout towels are not
    provided.
    6. All electronic devices must be used with headphones. Facility Users are responsible for providing their own headphones
    to be used with television-equipped cardio equipment. Facility Users should keep all audio to a personal level that is
    inaudible to other users.
    7. Slamming or dropping weights and equipment is not permitted.
    8. All weights must be re-racked by the user.
    9. Any moveable equipment must be returned to its regular location upon completion of use.
    10. All Facility Users shall follow the recommendations of equipment manufacturers, including, if applicable, age, weight, and
    height restrictions.
    11. Guests are not permitted to use the fitness center at any time.
    12. Children under the age of 16 are not permitted to utilize the fitness center unless specific approval is provided by the
    Community Manager
    13. Fitness Center doors are not to be propped or held open under any circumstance.
    14. Facility Users must swipe their Key Fob to enter. Only one entry is permitted at a time.
    15. Pets are not permitted except to the extent a reasonable accommodation has been granted to a disabled individual.

  • PARK AMENITY RULES**

  • 1. Tobacco products, alcoholic beverages, and glass containers are not allowed in per playground or splash pad areas. Water
    or other non-alcoholic drinks in a covered or closed plastic container is permitted.
    2. NO private parties are allowed in the playground area, pavilion or the BBQ pit area.
    3. Personal sound-producing equipment that disrupts others is prohibited. Facility Users may use personal stereo devices
    that emit sound levels that do not disturb others. If a complaint is brought to the Association staff's attention, that Facility
    User will be asked to either use headphones or turn off their device.
    4. Pets are not permitted in the playground or splash pad area unless authorized by Association staff in private or special
    functions, and only within specially designated areas. This rule does not apply to service animals required for people with
    special needs. All Facility Users must properly dispose of any pet waste in trash containers provided.
    5. Proper attire and shoes must be worn at all times by all Facility Users.

  • Basketball Court Rules

  • 1. Glass containers are not permitted on the courts.
  • 2. Skates, skateboards, rollerblades, bikes and pets are prohibited on court at any time.
  • 3. Except for Association sanctioned events, there are no court reservations. First come, first play policy is in effect.

  • 4. Appropriate gym attire must be worn at all times; this includes athletic shoes. Sandals, Crocs style, open-toe shoes are not allowed.
  • 5. Any and all damages or issues with equipment and or courts must be reported to Association staff immediately.
  • 6. No dunking or hanging on basketball hoops or nets.
  • 7. Tobacco products, food, alcoholic beverages, and glass containers are not allowed in the court enclosure. Water or other non-alcoholic drinks in a covered or closed plastic container is permitted. All trash must be disposed of in trash containers.
  • 8. Pets are not permitted on the basketball court unless authorized by Association staff during private or special functions, and only within specially designated areas. This rule does not apply to service animals required for people with special needs.
  • 9. Unauthorized Facility Users will be asked to immediately vacate the premises and may be reported to the local authorities as trespassers. During non-business hours, concerned Residents or Owners should report trespassers to the Bexar County Sheriff's Department.

  • Tennis Court Rules

  • 1. All players must wear proper tennis attire and non-marking tennis shoes. Sandals, Crocs style, and open-toe shoes are not allowed.

    2. Food, tobacco products, alcoholic beverages, and glass containers are not allowed in the court enclosure.  Water or other non-alcoholic drinks in a covered or closed plastic container is permitted.

    3. Skates, skateboards, rollerblades, bikes, and pets are prohibited on the tennis courts at all times.

    4. If lessons are being offered through the Association, registration for the lessons will be open to all Facility Users, and fees may be charged if appropriate.  Individuals or groups may arrange personal lessons for a fee with approved instructors who have contracted with the Association.

    5. The tennis courts are part of the Association Facilities.  Only holders of valid Access Key Fobs and their guests may use the tennis court area.

    6. Pets are not permitted on the tennis courts unless as authorized by Association staff in private or special functions, and only withn specially designated areas. This rule does not apply to disabled individuals to whom a reasonable accomodation has been granted.

    7. Unauthorized Facility Users will be asked to immediately vacate the premises and may be reported to the local authorities as trespassers. During non-business hours, concerned Residents or Owners should report trespassers to the Bexar County Sheriff's Department.

  • Swimming Pools

  • Swimming pools are private facilities for Valley Ranch Tenants and Residents. Lifeguards are contracted by the Association. The following rules apply to the use of the Association pools.  Additional rules may be posted at the pool.

    1. NO pool parties are allowed in the pool area. NO EXCEPTIONS.

    2. The Valley Ranch pool is considered a "swim at your own risk facility" at all times whether or not a lifeguard is present. 

    3. A maximum of five (5) guests are allowed per household per day.

    4. Facility Users must not compromise the cleanliness of the pool, or subject other users to unhealthy conditions. Facility Users are required to take a cleansing shower before entering the pools. Showering after using the pools is also recommended.

    5. Facility Users are required to wear appropriate swimwear at all times. No street clothing such as undergarments, basketball shorts, jean shorts, or cargo shorts are allowed.  White t-shirts or tank tops are permitted over an appropriate swimsuit. Association staff in conjunction with the Lifeguard Contractor will make the final determination if certain swimwear is disallowed in the pool area. Nudity is strictly prohibited.

    6. All incontinent people are required to wear approved swim diapers. In addition, rubber or plast pants over a swim diaper are recommended. Regular Diapers are not allowed in the pool.

    7. Swimmers with a cold virus, communicable disease, open sores, ear or nasal discharge are not allowed into the pools.  Association staff in conjunction with the Lifeguard contractor work make the final determination if a swimmer is disallowed into the Association pools.

    8. Horseplay, running, or diving into the pools is prohibited.

    9. Personal sound-producing equipment which disrupts others is prohibited. Facility Users may use headphones only. However, water exercise classes may use sound equipment as necessary to conduct their programs.

    10. The pool deck perimeter is reserved for walking, safety, and emergency purposes. No obstruction of any kind will be permitted in this area.

    11. Alcoholic beverages are not allowed in the fenced in pool areas.

    12. Food and beverages are permitted in the pool deck perimeter. Food and beverages are not permitted in the pool. No ceramic, china, glass or other breakable containers are allowed. Trash containers are available, and Facility Users must clean up after themselves. The pool monitor, lifeguard staff and Association staff may search any ice chests at any time.

    13. Inflatables are permitted at the discretion of the lifeguard staff. For safety reasons, if at any point the inflatables obstruct the view of swimmers for the lifeguard staff, the Owner may be asked to remove the inflatable from the pool. Only United States Coast Guard approved floation devices are permitted. Water wings and other non-approved flotation devices are not permitted.

    14. Minors fourteen (14) years of age or under must be accompanied by an adult while in the pool area. The Board will consider, on a case-by-case basis upon request by the minor's parent or guardian, permitting a Resident or Owner children fourteen (14) years of age or under to use the facilities without adult supervision.

    15. Hanging, swimming, and pulling on aquatic equipment or features is not permitted.

    16. Lane ropes and stair rails are installed to assist and guide pool users. Standing, hanging, or sitting on these items is prohibited.

    17. Lap lanes are to be used for lap swimming and water walking only. During classes, special programs and scheduled pool maintenance, lap lanes may be removed as necessary.

    18. During busy times, Facility Users will be asked to share lanes or circle swim and may be asked to limit swim time.

    19. During thunder and lightening storms or other inclement weather conditions, the lifeguard saff will clear the pool area. This will be determined by an app indicating the distance of the closest lighting strike in the last thirty (30) minutes. If the closest strike is within a ten (10) mile radius the pool will be cleared. Any exceptions to this will be decided upon by the lifeguard personnel and the Association staff. Facility Users must exit the pool and follow safety instructions provided by the Association and lifeguard personnel. Association staff and lifeguard personnel will determine when, and if, Facility Users may return.

    20. Any Facility User failing to abide by lifeguard instructions, stated policy or safety rules will be asked to leave the pool area. The judgment of Association Staff with respect to safety, decorum, and sanitation will prevail. Repeat offenders may be subject to facility suspension pending a Board hearing.

    21. In the swimming pools, chemicals are used to ensure a sanitary and safe water environment. Conditions are tested and documented on a regular basis. If unacceptable conditions occur, Association Staff in conjunction with the Lifeguard Contractor reserves the right to close the pool at any time to preserve the health and well-being of Facility Users. 

    22. Chemicals are used in the pool water which may cause damage to swim wear. The Association will not be responsible for any such damage.

    23. Patio furniture in the pool area shall not be removed. Residents or Owners are allowed to bring additional portable lounge chairs to the pool area provided they do not present a potential safety concern to other members and their guests, as determined by the Association Staff.

    24. Facility Users should immediately report fecal or vomit incidents to a lifeguard or Association staff member.

    25. Climbing on the pool area fence is prohibited. And trespassers may be subject to the deactivation of key fobs, fines, and prosecution.

    26. Unauthorized people will be asked to immediately vacate the premises and may be reported to the local authhorities as trespassers. During non-business hours, concerned residents should report trespassers to the Association staff viaemail to be reviewed during regular business hours.

    27. Pets are not permitted in the pool area unless authorized in private or special functions by the Association Staff, and only within specially designated areas. This rule does not apply to service animals required for people with special needs.

     

  • Water Slides

  • 1. Water slides are open during lifeguard hours ONLY.

    2. Facility Users must weigh less than three hundred (300) pounds to ride the slides.

    3. Any person under forty-eight (48) inches in height must pass a swim test administered by a Valley Ranch lifeguard prior to going down the slides.

    4. Flotation devices are not permitted on the slides.

    5. Facility Users must ride on their back with their feet first and their arms and legs crossed.

    6. Facility Users are not permitted to catch other peple at the bottom of slides.

    7. Lifeguards and Association staff have the final authority on pool/waterslide use.

    8. Only one person may go down a waterslide at a time.

  • **RESTROOMS**

    The restrooms are cleaned on a daily basis. Please be mindful of others by cleaning up after yourself and your guests when using the restrooms.

  • **SUSPENSION OF PASSES**

    Any individual(s) using the Amenities Center after hours, committing acts of vandalism to the property, equipment, and/or surrounding areas will lose all Amenity privileges for the season, be held responsible for cleaning and/or repair of damaged items and could face CRIMINAL TRESPASSING CHARGES. In the event the individual(s) are juveniles, the parents shall ssume full responsibility for their child's actions.

    Owners who fail to pay quarterly assessments will be subject to enforcement of Chapter 209 of the Texas Property Code of the CC&Rs. The Association shall have the right to refuse the use of the Amenities by an Owner or their Tenant for any period which an assessment for such Owner's Lot remains unpaid.

  • AMENITY AND POOL ACCESS AGREEMENT

  • GYM, POOL, PLAYGROUND, BBQ PITS, BASKETBALL COURT, TENNIS COURT, PARKING LOT RULES AND GUIDELINES AND ALL AMENITY SURROUNDING AREAS

    ALL RULES ARE SUBJECT TO CHANGE BY THE BOARD OF DIRECTORS AT ANY TIME

  • This Amenity and Pool Access Agreement (the "Agreement") is entered into between Valley Ranch Communtiy Owners Association, Inc., a Texas nonprofit corporation (the "Association") and the Owner, Owner's tenant, guests, or invitees (collectively, the "Grantee") of property identified herein whether such owner is a person, corporation, partnership or other legal entity, being granted access to an Association facility and/or purchasing an access device for use in relation to an Association facility. The Association and Grantee are sometimes collectively referred to herein as the "Parties". 

    CONSIDERATION AND RECEIPT: This Agreement is entered into in consideration of the representations, warranties, covenants, and agreements contained herein, and other good and valuable consideration, including access to the Association's recreational facilities, including but not limited to the gym, pool, playground, BBQ pits, basketball courts, tennis courts, parking lot, and all surrounding amenity areas. Access to such facilities is conditioned upon the Association's receipt of this executed Agreeement, the Owner's status as a member in good standing, and payment for and/or receipt and programming of any required access devices, the receipt and sufficiency of which are hereby acknowledged.

    AUTHORITY: The undersigned signatories to this Agreement hereby represent and warrant they are legally authorized to sign this Agreement and other contracts on behalf of the Parties.

    HOLD HARMLESS AND INDEMNIFICATION: GRANTEE AGREES TO PROTECT, DEFEND, INDEMNIFY AND SAVE ASSOCIATION, INCLUDING ASSOCIATION'S DIRECTORS, OFFICERS, AGENTS, MANAGING AGENT, EMPLOYEES, VOLUNTEERS (COLLECTIVELY REFERRED TO HEREIN AS THE "INDEMNITIES"), FROM AND AGAINST ALL CLAIMS, DEMANDS, AND CAUSES OF ACTION OF EVERY KIND AND CHARACTER INCLUDING BUT NOT LIMITED TO LOSSES, COSTS, EXPENSES, ATTORNEYS FEES AND DAMAGES OF EVERY KIND AND CHARACTER WITHOU LIMIT AND WITHOUT REGARD TO THE CAUSE OR CAUSES THEREOF, OR THE NEGLIGENCE OF ANY PARTY OR PARTIES, INCLUDING THE NEGLIGENCE OF INDEMNITIEES, WHETHER SUCH NEGLIGENCE BE SOLE, JOINT, OR CONCURRENT ARISING OUT OF OR IN CONNECTION WITH GRANTEE'S ACCESS TO OR USE OF FACILITIES, INCLUDING BUT NOT LIMITED TO DEATH, DROWNING, INJURY TO ANY PERSON OR GRANTEE, OR ANY OTHER CAUSES OF ACTION.

    IT IS THE EXPRESSED INTENTION OF THE PARTIES HERETO, THAT THE INDEMNITY PROVIDED IN THIS SECTION IS AN INDEMNITY BY GRANTEE TO INDEMNIFY AND PROTECT THE INDEMNITEES FROM THE CONSEQUENCES OF GRANTEE'S OR THE INDEMNITEE'S OWN NEGLIGENCE, WHETHER THAT NEGLIGENCE IS THE SOLE CAUSE, OR A JOINT OR CONCURRING CAUSE OF THE INJURY OR DAMAGES, GRANTEE'S OBLIGATION IT INDEMNIFY, HOLD HARMLESS AND DEFEND THE INDEMNITEES SHALL SURVIVE THE TERMINATION OF THIS AGREEMENT. 

    ASSUMPTION OF RISK AND WAIVER OF NOTICE: Grantee acknowledges this is a swim-at-your-own-risk facility at all times whether or not a lifeguard may be on duty and assumes all risk associated with use of swimming facility with knowledge that risks include possible injury or death due to drowning, slip and fall or other peril. Please see the Association's Pool Rules for additional information. Grantee hereby acknowledges Grantee has received, has read and fully understands the Pool Rules included in the Amended and Restated Facility User Guidelines and other restrictions and hereby accepts them and agrees to abide by them. Grantee hereby acknowledges that failure to abide by the Amended and Restated Faciliy User Guidelines may result in suspension of Amenity privileges.

    Grantee hereby accepts all responsibility for any family members, guests, or invitees using the Amenity. Grantee understands and agrees that Amenity key fob card(s) will be dactivated if Association dues or other fees are not in good standing. Grantee hereby acknowledges the Amentiy key fob card(s) are under no warranty.

    SEVERABILITY: If any provision of this Agreement is held to be partially or completely contrary to law, and/or unforceable, this Agreement shall be deemed to be amended to partially or completely modify such provision, or portion thereof, to the extent necessary to make it enforceable; or, if necessary, the Agreement shall be deemed to be amended to delete the unenforceable provision or portion thereof. In the event any provision is deleted, the remaining provision shall remain in full force and effect. All obligations under this Agreement shall survive the expiration or termination of the Agreement to the extent required for their full observance and performance.

    I/WE HEREBY ACCEPT FULL RESPONSIBILITY FOR THE SECURED ENTRY KEY FOB PROVIDNG ACCESS TOT HE VALLEY RANCH AMENITY CENTER. BY EXECUTING THIS AGREEMENT, I/WE AGREE TO RELEASE, INDEMNIFY, AND HOLD HARMLESS VALLEY RANCH COMMUNITY OWNERS ASSOCIATION, INC., A TEXAS NON-PROFIT CORPORATION, AND ITS MEMBERS, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, ATTORNEYS, AND AFFILIATES FROM AND AGAINST ANY AND ALL LIABILITIES, LOSSES, COSTS, EXPENSES (INCLUDING ATTORNEYS' FEES, COURT COSTS, AND LITIGATION EXPENSES), CLAIMS, DAMAGES, CAUSES OF ACTION, AND SUITS OF ANY KIND OR NATURE WHATSOEVER (COLLECTIVELY, "CLAIMS") ARISING OUT OF OR RELATED TO THE USE THE AMENITY CENTER. SUCH CLAIMS INCLUDE, BUT ARE NOT LIMITED TO, THOSE ARISING FROM OR RELATED TO FALLING, SLIPPING, DIVING, OR DROWNING.

  • TENANT AMENITIES KEY FOB AGREEMENT

  • Key fobs provide access to Valley Ranch Community Owners Association Amenities. Usage of key fobs is tracked through the Association's access system. Unauthorized use of misuse of key fobs may result in suspension of amenity privileges. Tenants are responsible for keeping track of their key fob and ensuring they always know its location.

    Issuance of Key Fobs

    • The Tenants must complete a Tenant Occupancy Form (attached).
    • A Signed Lease Agreement must be provided at the time of registration.
    • Tenants may purchase key fobs at a cost of *$25.00 each (limit of 2 per household).
    • The key fob will remain active during the lease term and may be deactivated if the homeowner becomes delinquent in their assessments or if the lease term expires.
    • The replacement of a lost, stolen, broken, or damaged key fob will be subject to a $25.00 replacement fee.
    • Payment must be made by check or money order payable to Valley Ranch SA. Cash and credit/debit cards are not permitted at this time. 

    *The fee for a key fob is subject to change.

    Reporting Lost or Stolen Key Fobs

    • Tenants or Residents must immediately notify the Association's office if a key fob is lost or stolen.
    • The lost or stolen key fob will be deactivated to protect the security of the community and prevent unauthorized use.

    Non-Transferability

    • Key fobs are registered to the Tenant's household and may not be transferred, shared, or sold to non-Owners or non-Tenants or Residents.
    • Owners are fully responsible for their Tenants' use of key fobs and compliance with community amenity rules. 
    • Misuse of key fobs may result in suspension of amenity priveleges. Owners will be notified.
    • Owner's key fobs will not be active if they have a Tenant in the home.

    Responsibility

    • The Tenant or Owner is fully responsible for all key fobs issued to their household and understands that it is their responsibility to purchase a replacement key fob as needed, including those worn due to normal wear and tear.
    • The Association is not responsible for lost, stolen, or damaged key fobs.
    • Key fobs will not be replaced at no charge due to wear and tear, as the Association cannot control how they are maintained or cared for by member.

    Acknowledgement

    By signing below, I acknowledge I have read and understand the Key Fob Agreement. I agree to comply with the agreement and accept responsibilities for all key fobs issued to my household. I understand failure to comply may result in suspension of amenity privileges. I further understand it is my responsibility to replace any lost, stolen, or damaged key fobs, and that a replacement fee will be required.
