Tenant Leaving Notice Form

• Notice period is either 2 months from today, or 30 days for tenants who moved in before 1 May 2026 and have completed their contract.

• Keys must be returned to the lockbox in the exact location where they were collected.

• All personal belongings must be removed from the property entirely, including your room and all shared areas.

• Please contact the office if you have any questions regarding your move-out date or the leaving process.

By serving this notice you agree to the terms on the back of this form.
Once signed we will begin viewings as per the contract. The deposit will be
returned with 14 days when we get the keys back. To avoid any unexpected
deposit or guarantor charges you must ensure the following is done:

The room must be cleaned, hoovered, dusted and returned as it was let.
Including inside drawers.

• If linen was provided it must be washed and on bed.
• Personal items are not to be left in the room or around the house, left
next to the bins or put in the wrong bin.
• All items in cupboards and fridge must be cleared.
• The keys must be returned using the tenant key box which is next to the
front door. Very important this is completed!

Notice Terms (Deed of Surrender)

1.1 The tenant agrees that they will leave the room on the leaving date they have agreed to leave and will relinquish all tenancy rights on this date and will not re-enter the property or room.
1.2 The Tenant surrenders and releases to The Landlord all his/her interest in the Property with vacant possession and The Landlord accepts this surrender will take place on the 30-day notice date or the leaving date, whichever is sooner.
1.3 The tenant must pay us for the full notice irrespective if the leaving date is sooner.
1.4 Once the leaving date is passed the tenant understands that they must leave the property and cannot extend under and circumstances. If in doubt of your leaving date do not serve notice until there is 100% certainty.
1.5 Room viewings will take place once this form is submitted with notice supplied via email.
1.6 The tenant has read the prescribed information and agrees that they must ensure that rental payments are fully up to date when leaving, the room is cleaned, keys returned in the key box and personal items are not left in the room. DO NOT FORGET TO RETURN THE KEY IN THE TENANT BOX OR IT WILL DELAY ANY DEPOSIT RETURN!
