If combined salaries are slightly lower than this equation, a guarantor may be required.

Our landlords will usually only proceed with applicants who meet the required suitability and referencing criteria. This may include affordability, income, employment status, Right to Rent, previous landlord references, credit history, and any other relevant tenancy checks. Where appropriate, the information provided may be shared with the landlord so they can consider your enquiry, viewing request, or application. We will only share information that is relevant and necessary for this purpose.

If you are invited to proceed to the application or referencing stage, you agree that Signature Lettings and/or our appointed referencing agency may carry out a soft credit check and other referencing checks as part of the tenancy application process. A soft credit check should not affect your credit score, although it may appear on your credit file.

If a holding deposit is later paid, it may be retained where permitted by law, including where any relevant person provides materially significant false or misleading information, withdraws from the proposed tenancy, fails a Right to Rent check, or fails to take all reasonable steps to enter into the tenancy agreement and/or Deed of Guarantee within the required timescale.
