Residential Lease Renewal
This Residential Lease Renewal and Extension Agreement ("Renewal") is entered into by the Landlord and the Required Tenant and, if applicable, the Optional Co-Tenant identified above (collectively, "Tenant").
This Renewal modifies and extends the Residential Lease for the premises identified above.
1. Renewal Term
The Original Lease is renewed for a fixed term of twelve (12) months, beginning on the renewal start date and ending on the renewal end date.
Tenant shall surrender possession of the Premises at the expiration of this Renewal unless another written agreement is executed by both Landlord and Tenant.
Tenant must notify Landlord in writing at least thirty (30) days before the expiration of this Renewal whether Tenant intends to:
Vacate the Premises at the end of the lease term; or
Request renewal for an additional lease term.
Any future renewal shall be solely at the discretion of the Landlord and must be confirmed by a new written agreement signed by both parties.
2. Monthly Rent
Monthly rent shall remain as stated above.
Rent is due on the first (1st) day of each month.
Rent shall be considered late if not received by the end of the third (3rd) day of the month.
All late fees and remedies remain governed by the Original Lease.
3. Security Deposit and Advance Last Month's Rent
All security deposit funds and advance last month's rent presently held by Landlord shall remain on deposit and shall automatically transfer to this Renewal.
No additional security deposit, advance rent, or renewal fee is required.
4. No Other Changes
Except as expressly modified by this Renewal:
all terms;
rules;
addenda;
disclosures;
payment instructions; and
remedies
contained in the Original Lease remain unchanged and in full force and effect.
5. No Release or Waiver
Execution of this Renewal shall not waive any unpaid balances, lease violations, claims, defaults, or remedies arising under the Original Lease.
Acceptance of rent shall not modify this Renewal except as required by Florida law.
6. Entire Agreement
This Renewal constitutes the complete agreement regarding the extension of the Original Lease.
Any modification must:
be in writing; and
be signed by both Landlord and Tenant.
Electronic signatures and counterparts shall be treated as original signatures to the fullest extent permitted by law.
7. Tenant Confirmation
By signing below, Tenant acknowledges that:

☐ Tenant has received a completed copy of this Renewal.
☐ Tenant agrees to remain bound by the Original Lease and this Renewal.
☐ If more than one tenant signs, each tenant remains jointly and severally liable under the Lease.
