This Self-Storage Rental Agreement ("Agreement") is made between North 30th Mini Storage ("Owner") and the undersigned tenant ("Occupant).

Month-to-Month Rental: This Agreement automatically renews each month until terminated by either party with written notice.

• Monthly Rent: Due on the 1st of each month.
• Late Fee: If rent is not paid by the 5th day of the month, Occupant agrees to pay a reasonable late fee not to exceed $20 or 20% of the unpaid rent, whichever is greater, in compliance with 42 O.S. §196(C).

Other Fees:

• Returned check/failed payment fee: $25
• Lock cut fee: $10

The owner may deny Occupant access to the facility once the account is in default.

• NO SECURITY DEPOSIT
• Tenant agrees to leave the unit clean and swept when they move.

• The unit may only store personal property.
• Residential use, living in the unit, or running a business from the unit is strictly prohibited (42 O.S. §198).
• Stored items must not include hazardous materials, perishables, illegal goods, explosives, or live animals.
• The occupant is solely responsible for securing the unit with their own lock.

Oklahoma law requires the following disclosures:

• The owner provides no insurance for Occupant's property.
• The occupant is responsible for insuring their stored items.
• The owner is not liable for loss caused by theft, fire, water, weather, rodents, or any cause unless the owner fails to use ordinary care (42 O.S. §194).
• The owner is not liable for theft committed by third parties if ordinary care was used.

Access hours: 24 hours
The front gate code is 8709, please lock it after you leave.
The owner may temporarily deny access for safety, repairs, non-payment or emergencies.

Under the Oklahoma Self-Service Storage Facility Lien Act
All personal property stored under this Agreement will be subject to a lien and may be sold or otherwise disposed of if no payment has been received for a continuous thirty (30) day period.
The lien covers rent fees, labor, and expenses of preserving, advertising, and selling the property.

The occupant is in default if rent or fees are unpaid or if this Agreement is violated.
After 30 days of continuous default, Owner may.

1. Send written Notice of Default by verified mail or email (if agreed) to the Occupant's last-known address.
2. After at least 15 days from receipt of the notice, advertise the sale in a local newspaper or online auction platform.
3. Conduct a public or online sale no earlier than 15 days after advertisement.

Occupants may redeem property any time before the sale by paying all rent fees, and sale expenses.
If the property is a vehicle, watercraft, or trailer, the owner may have it towed after 60 days of nonpayment as allowed by law.

If an occupant abandons the unit or vacates without removing property, the owner may follow Oklahoma abandonment procedures (42 O.S. §197.1) and dispose of property with proper notice.

Either party may terminate this Agreement with written notice. Occupant must:

• Remove all personal property
• Leave the unit broom-clean
• Remove the lock
• Pay all outstanding amounts

Failure to remove the lock may be treated as non-vacation.

Occupant agrees to follow all posted facility rules, including:

• Speed limits on property
• No dumping trash on site
• No storing flammables or hazardous materials
• No alterations to unit or electrical modifications

The owner may modify rules with notice.

This Agreement is governed by Oklahoma law, including the Self-Service Storage Facility Lien Act (42 O.S. §§191-200).

The occupant agrees that statutory notices may be sent electronically.
