Objection to Releasing Existing 4-Story Height Restriction
Kings Creek Shopping Center Property
Folio 3040340170060nbsp& Plan: Z2026000111
As a property owner, resident, or supporter of Kings Creek Village, I object to Majorca Investment Properties, LLC’s request to delete the existing Declaration of Restrictions limiting the Kings Creek Shopping Center property to four stories. This 4.28-acre property is located at 8100 S.W. 81st Drive, Miami, FL 33143 in unincorporated Miami-Dade County (County).
My neighbors and I learned mostly from the County website and local papers that the County adopted and recorded the four-story restriction as part of its 2021 rezoning of the property. Many of us attended that 2021 County Commissioners’ meeting. We also found out that Majorca Investment Properties, LLC is both the applicant and the current owner of the Shopping Center Property. We see that Majorca is now requesting that Miami-Dade County permanently remove that restriction in connection with a proposed high-density residential and commercial redevelopment with 12-story building(s) and a 7-level parking garage.
I am very concerned that removing the existing restriction could permit development that is substantially higher, with more residential units per acre, significantly increased vehicular traffic, not compatible with the rest of the Village, and more non-residential spaces in the buildings on the shopping center property than in the other buildings in our Village. I read that the County’s staff has also identified potential compatibility concerns associated with removing the restriction, including building height, scale, setbacks, transitions, landscaping, buffers, access, and impacts on surrounding properties.
REQUEST: I respectfully request that Miami-Dade County retain the existing four-story restriction and carefully consider the adverse impacts a much larger, incompatible development could have on Kings Creek Village and surrounding neighborhoods.
Yes, I am sharing all these findings with all my neighbors and surrounding associations.
Our Owners and residents deliberately chose to live here because we can enjoy 24/7 quiet surroundings, green areas, and lush trees both visible from our windows, with easy access to grocery stores, health providers, many other stores, good schools, many amenities, knowing and becoming friends with our neighbors, etc., and a place where children, adults, our neighbors, and pets can safely meet daily and relax.
Many of our Owners and residents have lived here for decades. They pay their taxes, continue to vote at the local precinct located at our association’s Clubhouse (within walking distance), and regularly vote in federal, state, and County elections to support their candidates.
PLEASE DO NOT RELEASE THE EXISTING FOUR-STORY HEIGHT RESTRICTION
