Mello-Roos: highway robbery, or fair trade for newer everything?

Highway robbery. It's a second mortgage that builds no equity.
Fair trade. New construction costs what it costs.
I'd pay it, but only if it expires soon.
I have no idea what Mello-Roos is and I've been afraid to ask.
Your agent tells you the house is overpriced. What do you do?

Believe them. That's what I'm paying them for.
Offer anyway. I want the house.
Get a second opinion.
Find a new agent who gets it.
Open floor plan: still great, or are we over it?

Still great. Walls are for cowards.
Over it. I want a door I can close.
Great until somebody cooks fish.
One big room and one quiet room. That's the answer.
Is it ever OK to lowball?

Always. Every offer is just a starting point.
Only if it's been sitting 60+ days.
Only if something is genuinely wrong with the house.
Never. It's insulting and it kills deals.
