  • Why most owners choose Full Management

    • Lower cost to get started. Example for a $2,500/month unfurnished condo: Tenant Placement upfront costs are about $2,800 ($1,750 placement, $250 marketing, $300 credit checks for 3 applicants, $250 digital move-in report, $250 registration). Full Management upfront costs are $1,500 ($1,250 placement, $250 registration), then $175/month. That's $1,300 less to get started.
    • Stay compliant as BC rules change. Rent increases are limited to a yearly maximum set by the Province, notices must follow Residential Tenancy Branch rules, and deposits must be returned within 15 days. Mistakes can cost landlords thousands. We handle it.
    • No 2 a.m. calls. Our 24/7 emergency line and maintenance team take care of repairs, and you get a clear statement every month.
    • Evidence that protects you. A detailed digital move-in report documents the condition of every room. It makes the process transparent for everyone and makes it much easier to hold a tenant responsible for damage, including at the Residential Tenancy Branch. Included with Full Management ($250 with Tenant Placement).
    • Decide now, not after problems start. Like insurance, Full Management works best when it's in place before something goes wrong. If you start with Tenant Placement, moving to Full Management later is not automatic. It's at Swift Realty's discretion after we review the tenancy, and we may decline.

    A tenant must give the landlord written notice to end their tenancy as required by the Residential Tenancy Act, Section 45. Both parties should keep a copy. Tenants can write their own notice letter, which must include:

    • Tenant's name
    • Date of letter
    • Address of the rental unit
    • Date the tenant plans to leave
    • Tenant's signature
