1. AUTHORIZATION TO START, TRANSFER OR STOP SERVICE
Owner authorizes Manager, as Owner's agent, to contact utility providers to start, transfer, change or stop service at the property as needed, including between tenants, during vacancies, and for repairs or make-ready work. This authorization applies to (check all that apply):

2. AUTHORIZATION TO PAY UTILITY BILLS

Manager may pay utility bills up to the amount entered for Monthly utility approval limit ($) per month without further approval. If a bill is higher, Manager will contact Owner for approval, except where payment is needed right away to prevent a shut-off or to protect the property.
3. OWNER RESPONSIBILITIES
Utilities at the property are Owner's expense, unless the tenant's lease makes the tenant responsible for them. Owner agrees to keep enough funds available to pay utility bills. If Manager advances money for utilities, Owner will repay Manager within the number of days entered for Repayment deadline (days) from written request, and Manager may deduct the amount from rent or other money it holds for Owner. Deposits, connection and reconnection fees, and late fees are Owner's expense, unless they result from Manager's failure to pay a bill Owner had funded.

4. TENANT-PAID UTILITIES
Where the lease makes the tenant responsible for utilities, Manager may bill and collect from the tenant as the lease allows. If the tenant does not pay and service is at risk of shut-off, Manager may pay the bill to protect the property, charge it to Owner, and seek repayment from the tenant as the lease and the law allow.
5. INFORMATION AND LIMITS ON MANAGER'S RESPONSIBILITY
Owner authorizes Manager to give Owner's name, contact information and property details to utility providers as needed to carry out this authorization. Manager acts only as Owner's agent, and Owner remains responsible for the utility accounts. Manager is not responsible for outages, rate changes, billing errors or delays by utility providers.
6. TERM AND CANCELLATION
This authorization starts on the date signed and continues until either party cancels it by written notice to the other, with at least the number of days entered for Cancellation notice (days) notice, or until the property management agreement ends. Amounts owed for utilities used or paid before cancellation remain due. This authorization covers utilities only and does not change the property management agreement.
