One agreement per storage space. List the primary unit and any accompanying golf cart. Submit the agreement even if payment is pending. Access requires MVOA clearance.

Golf carts added later require a Golf Cart Addition form before placement in storage. A cart in its own space, winter pavilion storage, or owned by another person requires a separate agreement.

ALL GOLF CARTS must be registered annually and obtain a sticker each year.

Storage Rental Terms
Lessor: Meramec Valley Owners' Association. Lessee: the owner identified under the Lessee and Contact Information section.

1. Term and annual renewal. Coverage is the selected period recorded under the Storage Selection and Coverage section. Annual storage covers January 1 through December 31 of the selected year. A new agreement must be submitted each year. A new submission
   does not extend a prior agreement or excuse any existing balance. Partial payment does not satisfy the full-payment requirement. This agreement covers the listed primary unit and accompanying golf cart.
2. Payment and access. The lessee must pay the applicable storage charge using the payment link provided after submission, unless MVOA has approved office payment or historical lifetime storage. Golf-cart charges are due upon
   submission. Short-term storage requires this agreement, office-approved dates and charges, and payment verification. MVOA provides storage access only after verifying payment or approved no-fee eligibility.
3. Annual payment and late charges. Members and non-members must submit the signed agreement and pay the annual storage fee by January 15. A $25 monthly late fee begins February 1. If full payment or the signed agreement is missing on February 15, an additional $125 daily charge begins that day. To resolve the account, MVOA must receive the signed agreement and full payment of the storage fee, monthly late fees, daily charges accrued through the date all requirements are satisfied, and other applicable amounts owed, including abandonment costs already incurred under item 8. Daily charges stop when these requirements are met or MVOA lawfully acquires ownership under item 4.
4. Abandoned property and reclaiming the unit. If the full balance remains unpaid on March 15, MVOA begins the abandoned-property process. The $125 daily charge continues until the account is resolved under item 3 or
   MVOA lawfully acquires ownership. Before ownership transfers, the lessee may reclaim the unit by meeting all requirements in item 3. MVOA then discontinues abandonment proceedings, subject to applicable law. Beginning the process does not itself transfer ownership. Members whose property reaches this stage lose future MVOA storage privileges; reclaiming the unit does not restore them.
5. Other past-due balances. Campers, trailers, park models, boats, cars, and other personal property on MVOA grounds are subject to the $125 daily storage fee when the associated balance remains unpaid 30 days after its due date. The charge is additional to dues, storage charges, fines, collection costs, and other amounts owed. Annual storage follows the specific January 15, February 15, and March 15 schedule above.
6. Historical lifetime storage. Lifetime storage is a historical benefit that is no longer offered. Verified eligible members pay no storage fee but must submit an annual agreement even when no property is stored. The benefit
   does not transfer to a new deed owner or member and ends when the eligible holder is no longer a member. It is permanently forfeited when the member account is more than 30 days past due; for this purpose, the 30-day period
   starts when the late fee is first assessed. Later payment does not restore the benefit.
7. Golf-cart storage. Separate golf-cart storage in the lot is permitted April 1 through November 1 for $150 per cart. A golf cart may be placed behind the lessee camper within the same assigned space at no additional charge.
   Winter pavilion storage runs November 1 through April 1 at $50 total per gas cart or $75 total per battery cart. Property must be removed or covered by an approved subsequent storage arrangement at the end of its selected period. An accompanying cart must have the same owner as the camper. Carts added later require a signed Golf Cart Addition form and MVOA clearance before placement; the addition ends with the existing camper agreement.
8. Default costs and lawful disposition. Once the abandoned-property process begins, the lessee is responsible, to the extent permitted by law, for reasonable legal and attorney fees, filing and title fees, required notices, towing, handling, storage, and lawful disposal costs incurred by MVOA because of the default. All seizure, possession, title, sale, disposition, and treatment of proceeds must follow applicable Missouri law and required owner and lienholder procedures. This agreement does not itself transfer ownership.
9. Termination and assignment. MVOA may terminate this agreement for breach or default with five days written notice to the lessee at the latest address provided, subject to any longer notice required by law. The lessee shall not
   assign, lease, or sublease the space without MVOA prior express written consent. The lessee must keep contact, ownership, lienholder, and property information current.
10. Enforcement and changes. In a court action to enforce this agreement, recover rent, or recover possession, the prevailing party may recover reasonable attorney fees to the extent permitted by law; duplicate recovery of the same costs is not permitted. Applicable obligations bind heirs, executors, administrators, representatives, and successors. Changes to this agreement must be in writing and signed by both parties.
