  • Automobile Insurance Coverage Policy

    Sierra Nevada Properties requires all agents to have auto insurance coverage and to include the Broker as an additional insured on their individual policy. The following clause is included in all agent’s contracts:

    Salesperson shall maintain automobile insurance coverage with minimum limits of $100,000 for each person and $300,000 for each accident and a property damage limit of $100,000. Broker shall be named as an additional insured party on Salesperson’s policies. Salesperson shall request his or her insurance carriers to provide Broker with not less than thirty (30) days prior written notice in the event of a change in the automobile insurance policies of Salesperson. Salesperson’s policies shall be utilized as the primary coverage and that maintained by Broker shall be utilized as excess coverage and not as contributory coverage. Salesperson agrees to furnish Broker with a certificate certifying compliance with this requirement to be deposited with Broker on or before the effective date and each renewal date of this Agreement, or at other times as Broker may reasonably request.

    Please instruct your auto insurance carrier to name the broker listed below as an additional insured on your policy and have them send a certificate of insurance to the address listed below:

  • SIERRA NEVADA PROPERTIES RESIDENTIAL AGENT’S MONTHLY BILLING

  • Sierra Nevada Properties (SNP) provides our agents with many options when it comes to services. Our company offers superior technology, training and staff support to agents. Our goal is to help each agent succeed in real estate.

    An agent’s billing is determined on which Sierra Plan they have chosen. Examples of potential monthly expenses are listed below. These can be selected on an "a la carte" basis or as part of a Sierra Plan.

    Regular Expenses:

    • Agent Advantage Program $45 per month (SNP services and tools)
    • Legal Defense Fund* $185 per quarter
    • Marketing Tech Package (Agent Website/CRM/Newsletter): $30 per month

    Optional Expenses:

    • Miscellaneous Printing Variable – black and white copies free, color copies are .29/page
    • Office / Desk Fee Variable – determined based on Sierra Plan

    Newly Licensed Agents:

    • The first month’s Agent Advantage Program fee is waived if a new agent is licensed after the 15th of the month. Legal Defense Fund is pro-rated based on their license date for the first quarter of license.

    *Legal Defense Fund includes Errors & Omissions Insurance. Agent is responsible for any deductible as a result of a claim. This fee is non-refundable.

    Agents are billed in advance of the month or quarter for each individual expense. Variable expenses such as optional printing, mailing or other promotional and advertising items are billed to each agent once the cost has been determined during that billing period.

    Office bills are distributed during the last week of each month and are due immediately. Agents are responsible for maintaining a credit card on file for these charges to be paid in full monthly.
