APPLICATION PROCESSING FEES ARE NON-REFUNDABLE AND MUST BE PAID BEFORE YOUR APPLICATION CAN BE PROCESSED. The APPLICATION PROCESSING fee is $35 per individual 18 years or older that will occupy the property.
Many times multiple applications are submitted on the same property simultaneously. Our policy is to process applications immediately. Submitting your application first does not guarantee other applicants will not be approved to lease the property before you. The most common delay processing applications is waiting for employment and rental verification(s). Once applications are completed, they are presented to the homeowner for approval. In accordance with local, state, and federal laws, Stikeleather Realty & Auction will not discriminate against any person on the basis of their membership in any class protected by law.
-You must submit proof of your identity. Acceptable forms of identification are, a state-issued ID card or driver’s license, social security card, or Work Visa for non-resident US Citizens.
-We will conduct a credit and background check on all applicants (18 years or older). Minor traffic-related infractions shall not be held against you. If you have any criminal charges related to assault, theft, drugs, violent activity, false pretenses, moral turpitude or bad checks, your application may be denied on this basis, regardless of whether the charges were upheld or dismissed.
-We will verify any previous rental history or homeownership. If any applicant is pending eviction by their current landlord, owes money to a current or previous landlord, or has been evicted, your application will be denied. You must have given proper notice to your current landlord.
-You must have verifiable income. Stable income means you either have a permanent job, or receive permanent government cash benefits. Unemployment earnings, temporary employment, or any other income that runs out will NOT be used in determining your income. The monthly rent should not exceed 40% of your total monthly household income.
-Animals will be approved at the owner’s discretion. Animals considered prohibited by insurance companies, including but not limited to (full bred or mixed breed) pit bulls, chows, rottweilers, or any other exotic animals will not be permitted. If you have any questions, be sure to ask for clarification before paying the Application Processing fee.
-Smoking is prohibited at all properties and premises. If you have any questions, be sure to ask for clarification before paying the Application Processing fee.
-If your application is approved, a non-refundable Reservation Fee must be paid in certified funds to hold the property until a lease is executed. Property will remain available for lease until the Reservation Fee is paid in full. Once Reservation Fee is paid property will be held for Applicant a maximum of 30 days. Upon lease execution, the Reservation Fee will be applied toward your tenant ledger.
-At time of lease execution, your first rent payment, equal to one full month, is due in certified funds.
Stikeleather Realty and Auction must be able to verify to its satisfaction all of the above items. If you fail to complete the application, refuse to provide requested information, or if we cannot verify any of the above information, your application may be denied. Your application may be denied for lack of any of the items listed above. Providing INCORRECT or FALSIFIED information on your application will be an automatic denial. APPLICATION PROCESSING FEES ARE NON-REFUNDABLE, no exceptions.
Stikeleather Realty and Auction, Inc and their Agents may assist you in your lease, but will not be representing you and has no loyalty to you. The firm/agent will represent the landlord and is required to give the landlord any information about you (even personal, financial or confidential information) that would help the landlord in the lease of their property.
