RENTAL APPLICATION TERMS AND CONDITIONS
By submitting this rental application, the Applicant (“you”) agrees to the following terms and conditions:
1. Application Fee
A non-refundable application fee of $30. is required to process your application. Payment of this fee does not guarantee approval.
2. Application Screening
You authorize the Landlord/Property Manager to:
- Verify the information provided on this application.
- Obtain a consumer credit report.
- Conduct a criminal background check.
- Contact your references, employers, and previous landlords.
- Accuracy of Information.
You certify that all information provided is complete and accurate. False, misleading, or omitted information may result in denial of the application or termination of tenancy.
4. Approval Process
Approval is based on factors including, but not limited to:
- Credit history
- Rental history
- Employment/income verification
- Background check
- We reserve the right to deny any application that does not meet our criteria or to modify criteria as required by law.
5. Fair Housing Compliance
We comply with all federal, state, and local fair housing laws. We do not discriminate against any applicant based on race, color, religion, sex, national origin, disability, familial status, sexual orientation, or gender identity.
6. Lease Signing
If your application is approved, you will be required to sign a lease agreement within [30] days. Failure to do so may result in cancellation of your application and forfeiture of any holding deposit paid.
7. Privacy
Your personal information will be used solely for the purpose of evaluating your application and will be kept confidential to the extent required by law
