1. PURPOSE OF RENTAL

The Lessor agrees to rent the photography studio space located at [5922 Yorktown Blvd, Bldg 2 Corpus Christi, TX 78414 to the Lessee for the purpose of conducting photography sessions, including but not limited to photo shoots, creative work, and related activities. 

2. TERM OF RENTAL

The rental term shall begin on the time selected above and end on the same date and the hour package chosen, unless terminated earlier in accordance with the terms of this Agreement.

3. RENTAL FEE

The Lessee agrees to pay the Lessor acording to the payments schedule specified above, payable in full on the day of booking. Payment method will be discussed at time of signing the lease. 

4. SECURITY DEPOSIT

The Lessee shall pay a security deposit of $50 to the Lessor upon signing this Agreement. The deposit will be refunded within 48 hours of the rental term’s end, minus any deductions for damage or cleaning fees as outlined in this Agreement.

5. USE OF PREMISES

(a) The Lessee shall use the studio space solely for photography-related activities that are approved by the leasor.

(b) The Lessee shall not use the premises for illegal activities or engage in any activity that disrupts the operation of the studio or violates local, state, or federal laws.

(c) The Lessee agrees to leave the studio in good condition, free of debris and personal items.

6. HOURS OF OPERATION

The studio shall be available for use 15 minutes prior to the agreed start time, and the lessee will vacate the premisis withing 15 minutes after the agreed finish time. Any usage outside these hours must be approved by the Lessor in advance and may incur additional fees.

7. CANCELLATION POLICY

(a) Cancellations made prior to 48 hours of the start date and time of the agreed time. 

(b) Cancellations made less than the 48 hour notice to the rental date will forfeit the full rental fee.

(c) In the event of an emergency or unforeseen circumstance, the Lessor reserves the right to cancel the booking and will refund the Lessee in full.

8. MAINTENANCE AND REPAIRS

The Lessor shall be responsible for maintaining the structure, plumbing, and electrical systems of the studio. The Lessee is responsible for the general upkeep of the studio during the rental period and agrees to report any damage or malfunction immediately.

9. LIABILITY AND INSURANCE

(a) The Lessee agrees to assume full responsibility for any accidents, injuries, or damages that occur during the rental period.

(b) The Lessee is advised to obtain their own liability insurance for coverage during the rental.

(c) The Lessor is not liable for any personal property damage, theft, or loss.

10. DAMAGES AND CLEANING

(a) The Lessee is responsible for any damage to the studio or equipment caused by their use. Any damages will be deducted from the security deposit.

(b) The Lessee agrees to leave the premises in a clean and orderly condition. If additional cleaning is required, a cleaning fee of $50 will be charged. Use of glitter is prohibited unless and agreement is made wiht Lessor. 

11. EQUIPMENT AND SUPPLIES

(a) The studio may provide certain elements such as the use of the lobya nd restrooms. The Lessee is responsible for the safe use of the building.

(b) Any equipment not provided by the Lessor must be brought in by the Lessee. The Lessee agrees to use the studio space safely and respectfully. The Lessee will transport and use their own equipment unless an agreement is made with the Lessor. 

12. RESTRICTIONS

(a) No smoking or open flames are allowed inside the studio.

(b) No pets or animals are allowed in the studio, unless prior approval has been given.

(c) The Lessee is prohibited from making alterations or modifications to the studio space without the prior written consent of the Lessor.

13. TERMINATION

The Lessor may terminate this agreement if the Lessee violates any terms of the Agreement or engages in any unlawful activities during the rental period.

17. SOCIAL MEDIA AND IMAGE USAGE

(a) The Lessee agrees that any images taken during the rental period and shared on social media platforms must include proper credit to the photography studio owners Flora + Fig Photography and Elaine Griffin Photography.

(b) The Lessee agrees to tag the studio’s official social media accounts or include the studio’s name/handle in the post as follows: Flora + Fig Photography and Elaine Griffin Photography.

(c) Failure to provide proper attribution as outlined above may result in restriction from future use. The Lessor reserves the right to request the removal of lables credit and social media tags from the Lessee’s social media accounts at any time.

15. ENTIRE AGREEMENT

This Agreement constitutes the entire understanding between the Parties and supersedes any prior agreements, whether written or oral, concerning the rental of the studio space.
