Terms and conditions:
In exchange for leasing: 111Cotton, located at 111 Cotton St. West Monroe, Louisiana, on the listed dates on submitted form. I agree to the following conditions for this lease: I, my family, and any visitors that I may entertain at 111 Cotton accept the premises in its present condition and assume full responsibility for the condition of the same without any liability, or obligation, of any kind whatsoever upon the part of the owners.
I will be responsible for any broken, or damaged property on or pertaining to the premises. I will be responsible for any physical injuries on or pertaining to the premises.
I. A non-refundable reservation deposit must be received for the confirmation of your event, said deposit must be in the amount of $500.
Any other charges, services or rentals, that occur the night of the event will be deducted from damage deposit.
II. Rental Fee: See rental agreement;
· Payment of rental fee is due 90 days before the event date.
· All other fees such as sound, support workers and misc. items used during your event/reservation time will be invoiced to you and must be paid 30 days prior to the event.
III. A $1000 refundable damage deposit is required. It will be returned upon inspection within 30 business days after the event.
IV. Upon receiving your deposit, you will receive an invoice & confirmation that the date for your event is reserved.
·In the event your event has to be cancelled, the refundable damage deposit will be returned to you. The $500 reservation deposit is non refundable but transferable for upto one date change 60 days prior to the event date.
V. Renter will be allowed to the end of their event reservation time to complete all of the following cleaning mesures
- all trash bagged and taken out (emgergency exit door back right of the main floor)
- all food removed
- all 111Cotton items must be returned to the back of the building
- all decorations taken down and removed
- all areas must be broom swept
- mop up any spills
- all tables and chairs must be folded & placed neatly on carts
- all tablecloths must be put in pile by interior double doors
Any additional time will be charged $100.00/hour.
*You may purchase clean up package for $250 and leave venue as is removing only items you wish to take and are responsible for.
VI. Insurance Policies: Please provide proof of liability insurance coverage (no less than 1 million each occurrence - 1 Million aggregate) for the day(s) of said event listing PHP, LLC., d/b/a 111 COTTON as additional insurer and submit to venue manager no less than 15 days prior the your event. Events that will have an alcohol option, are required to include host liquor liability to special event liability insurance policy.
VII. Alcohol Policies: As a private event venue, PHP, LLC, does not have a liquor license, so you are permitted to serve, but not sell, alcohol on the premises. Additionally, you must contract with West Monroe Police Department to provide security services for liability purposes. No alcohol may be served on-site unless a Police Officer is present. All alcohol sales must be conducted only by licensed bartender with license submission to venue manager prior to event date. Please see link below for further Louisiana Alcohol Permit Information. Clients are responsible for any and all consequences of alcohol consumption made on premises.PHP, LLC, its owners, and personnel, are exempt from any and all liabilities that may result from the serving of alcoholic beverages.
