  • A household is either a single person or members of the same family who live together. A family includes people who are:

    • married or living together - including people in same-sex relationships
    • relatives or half-relatives, for example grandparents, aunts, uncles, siblings
    • step-parents and step-children

  • Pet Policy Conditions

  • Please note that for Applicants with a cat or dog, the Pet Policy Conditions are non-negotiable.

    Cat and dog owners are expected to offer and pay a rent higher than the asking rent to cover the cost of treating the property for fleas and other parasites and professional cleaning of the flooring and any soft furnishings at the end of the tenancy

  • Credit

    • Credit References (select arrow to expand section) 
      • We have a County Court Judgment (CCJ) limit of a maximum one unsatisfied CCJ, to a maximum value of £1000. More than one unsatisfied CCJ or one CCJ to a higher value would see the credit reference fail.
      • In all instances, credit references will fail if any Applicant's Equifax credit score is less than 380, Experian credit score is less than 721 or TransUnion credit score is less than 566.
      • IVAs and bankruptcies may be acceptable, subject to other references being satisfactory, however it is conceivable these will have an adverse effect on the Applicant's credit score with the possibility it could be below the values above.

    • It takes 3-6 months to build a credit history and have a credit score e.g. with bank, credit card, utility, phone accounts in your name at your current address. As part of the referencing process we will check any credit score for each Applicant and if you (or any other Applicant) do not have a credit score or have an Equifax credit score less than 380, Experian credit score less than 721 or TransUnion credit score less than 566, the application cannot be accepted sorry

    • You have the right to rent if any of the following apply:

      • you're a British or Irish citizen
      • you have indefinite leave to remain (ILR)
      • you have refugee status or humanitarian protection

      • you have permission to be in the UK, for example, on a work or student visa
      • the Home Office has granted you a time limited right to rent

    • Always check your credit report (or credit file) before applying for a tenancy to minimise the risk of failing the credit references. Details of how to check your credit report and score for FREE before you make an offer can be found via this link -> here Please do not pay to check your credit report. Your credit report is not the same thing as your credit score. Your credit report (or credit file) holds the following information:

       

      • A list of your credit accounts. This includes bank and credit card accounts as well as other credit arrangements such as outstanding loan agreements or utility company debts. They will show whether you have made repayments on time and in full. Items such as missed or late payments or defaults will stay on your credit report for at least six years.
      • Details of any people who are financially linked to you, for example, because you’ve taken out joint credit.
      • Public record information such as County Court Judgments (called ‘Decrees’ in Scotland), house repossessions, bankruptcies and individual voluntary arrangements. These stay on your report for at least six years.
      • Your current account provider, but only details of overdrafts.
      • Whether you are on the electoral register.
      • Your name and date of birth.
      • Your current and previous addresses.
      • If you’ve committed fraud, or someone has stolen your identity and committed fraud, this will be held on your file under the CIFAS section.

    • Acceptable Equifax Credit Scores must be in the range 380-1000

    • Acceptable Experian Credit Scores must be in the range 721-999

    • Acceptable TransUnion Credit Scores must be in the range 566-710

    • If any offer you make is accepted, the credit scores entered in this form will be verified and if you have provided false information, your tenancy application will be rejected and you will lose your Holding Deposit

      Self Employed (Accountant) / Director

      • A reference from a verifiable source

      OR

      • If we are unable to obtain a reference or verify the referee – same documents as Self Employed (Self Assessed)

      Student Finance / Bursaries

      • Most recent award letter for the current or upcoming academic year, depending on the time of application

      Savings / Investments

      • Statement dated within the last seven days showing the amount currently held in savings
      • Investments will be considered on a case by case basis and we cannot guarantee that they will be accepted. This will depend on the terms of the investment and what is readily available to the Applicant. Typically for investments, we accept an up to date portfolio or investment valuation showing the value of the Applicant’s investments over £30,000 at which point we will take 50% of the value

      Pensions / Benefits

      • Most recent pension statement or award letter stating the Applicant’s entitlement
      • Most recent P60 (End of Year Certificate) if the pension has been claimed for the whole of the previous year
      • Last six months’ payslips and bank statements
      • For 'Tax Credits' an award letter must be provided. Bank statements cannot be used for Tax Credits
      • 'Universal Credits' will require the last six months' Universal Credit Payslips

      Fosterer

      • Last six months’ bank statements
      • Letter from the council confirming the income received

      • A reference from the landlord or managing agent in the first instance, either verbally or written. This will be from the current or most recent tenancy.

      • 6 months most recent bank statements and a copy of the tenancy agreement.

      What we will NOT accept:

      • A reference from a tenancy where there was no agreement in place.

      Please note that if the reference being provided is for a tenancy where they have been in the property for less than three months, although we will check for any issues during this time, we will endeavour to obtain a reference from a previous tenancy where the duration was longer than three months.

    • In answering Yes to this question, you are confirming that you have recently checked with any current or most recent landlord or managing agent that they are willing and able to provide a landlord reference within 14 days of you making any reservation

    • I/We understand that Ground 17 in Part 2 of Schedule 2 of the Housing Act 1988 allows a landlord to seek possession (including during the initial period) where he/she has been induced to grant a tenancy by a false statement made knowingly or recklessly by (a) the tenant, or (b) a person acting at the tenant's instigation.

    • I/We understand that Section 9 of Schedule 2 of the Tenant Fees Act 2019 allows the landlord or letting agent to not repay any Holding Deposit if the tenant provides false or misleading information to the landlord or letting agent.
