FAQ:
In what areas do you build? Are you licensed outside of Georgia?
- We currently only build within a 45 mile radius of Hamilton, Georgia. We hope to one day expand that radius as we grow as a company. We are only licensed to build in Georgia.
Do you have floor plans?
- We do not have any base, stock, or 'cookie-cutter' floor plans. Our clients truly get a one-of-a-kind custom home tailored to their specific wants and needs in a home! You can bring us a house plan that you love for us to build, or we can also draw a plan in-house!
What size homes do you build?
- We don't necessarily have a minimum or maximum square footage for the homes that we build. We have built homes in the range or 1300 to 5000 square feet.
What is your price per square foot?
- There are multiple variables at play that will affect the cost when designing or building a new home. We do not have a set price per square foot that we charge. We work with our buyers to build them the best home possible that falls within their budget and beyond their expectations.
How long does it take to build a home?
- There are several factors that can affect the construction timeline when building a new home, such as weather, material and labor availability, change orders from customers, customer selections, etc. In most cases, however, our custom homes take an average of six to ten months to build.
What kind of financing is required?
- A construction/per loan is required for most custom lots. We have several lenders that we work with and can assist you with the process.
Can you supply a ballpark cost for a unique custom home?
- We can, but it would be a very large ball park and may be misleading to you and your budget. There are just too many variables that can make a project cost go higher or lower, such as number of bathrooms, material selection, customization during framing, etc. We will develop a budget with you that balances your priorities with your finances.
Can we use our own house plan?
- You can choose to bring us a house plan you want to build or we can help you design one of your own!
How does a construction loan work?
- If you get a construction loan for your custom home, then the bank will close on the loan prior to construction and we will take draws on each phase of construction.
Who will be my main point of contact during the building process?
- We take a team approach to building our custom homes at Bee Smart Building. Our clients interact with a handful of our team members at various stages of your project. Once the project enters the actual construction phase, you will be visiting mostly with one of our project managers.
Can we make changes during the construction process?
- While we focus on having all of the selections made prior to construction start we realize that changes along the way are part of the construction process. You will be instructed throughout the process when changes are allowable and when they are not. Change orders fees can apply for items changed after construction begins.
Can we use our own contacts to supply materials and/or labor during the build process?
- We have relationships with the best vendors and subcontractors in the area that are dedicated to giving us the best service and the best price. These relationships allow us to build you the best home possible, on budget and on time.
Is it more expensive to build a custom home?
- Not necessarily. It depends on your tastes and the choices you make for your home. A speculative builder may choose finishes or products that are less expensive to keep the price competitive, if you choose the same quality of finishes and materials, your home would be in the same price range.
