  • Osprey Housing - Alteration Request Form


  • SHED - A shed must be located at least 1/2 meter from all boundaries and a least 2 meters from the Property and any Oil Tank. The shed must not be higher than 2.4 meters high. We will require you to remove the shed and make good the ground when you end you tenancy.

    You are not permitted to install electricity to the shed without a separate specific permission. If you do so without permission we will remove the installation, make good the fabric of our building, and carry out an Electrical Safety check, all at your cost, which is likely to be ~£300.

  • PATIO AREA - Top soil etc. must be removed from the below the are before construction starts.

    Patio areas must:

    • Allow water to run away from the property.
    • Not cover any drainage point, manhole, service pipes etc.
    • Lay a weed control membrane below the base layer.
    • Have a level safe finish.

    We will require you to remove Decking when you end your Tenancy.

  • INTERNAL DOORS

    • Replacement internal doors must be of a similar quality to those already in your property.
    • They must be fitted competently, with gaps of less than 5mm at the sides and the top, and a 15mm gap at the bottom.
    • You must specify the provider and model/name of the door.
    • All Pass Doors on a floor must match.
    • Door frames must be made good and finished to match the original finish.

  • SATELLITE DISH

    • All work must be carried out by a Certified Engineer.
    • Wiring to the equipment must enter the property at a agree point and be sealed with a weather shield. (It MUST NOT enter through a door or window frame.
    • The dish must be mounted at an agreed location using Stainless Steel fixings.
    • If you do carry out an installation poorly or without permission, we will remove the installation, make good the fabric of our building, at your cost, which is likely to be ~£400.
    • Youwill be required to remove the equipment and make good the property at the end of your Tenancy.
  • ELECTRICAL ALTERATIONS

    • All work must be carried out by a Certified Electrician.
    • You must provide Osprey Housing with an Electrical Installation Certificate upon completion of the work.
    • If you do carry out an alteration without permission, we will remove the installation, make good the fabric of our building, and carry out an Electrical Safety Check, all at your cost, which is likely to be ~£300.
  • CCTV

    • The Camera must be static.
    • You must not damage Doors or Windows at the property when doing the installation. If you do we may charge you for its replacement, which is likely to be ~£1,200
    • If the camera overlooks a neighbours property you mush demonstrate to us that you have their permission BEFORE the installation is done.

  • VEHICLE CHARGE POINT

    • Only properties with a driveway will be allowed to install a Vehicle Charge Point.
    • The charge point must only be installed by a qualified Electrician with specific EVC traiing.
    • You must provide evidence of the Distribution Network Operator's approval of the system.
    • You must provide Osprey Housing with the Make, Model and Rating of the charge point you propose installing.
    • You must provide Osprey Housing with an Electrical Installation Certificate upon completion of the work.
  • OUTSIDE TAP

    • The Tap must be fitted by a competent Plummer.
    • The Tap must have an isolation valve inside the property.
    • The Outdoor tap must have a double check valve within it.
    • The supply pipe must not damage the insulation or structure of the external walls. You must seal where the tap penetrates the wall.
    • The Tap must be isolated during the winter. You will be responsible for any damage done as a result of the tap bursting due to frost damage.
