TERMS AND CONDITIONS:
Both Applicants {name} and Evergreen Realty agree on the Receipt of this deposit on {apartmentAddress}, Evergreen Realty will take the apartment off the market, all scheduled appointments will be canceled, If the apartment was shown unintentionally, Evergreen Realty will not submit the new file to the Landlord/management unless this file is rejected. The Deposit will be applied towards tenant's security deposit for the apartment once the file is approved and accepted by Landlord/management. If applicant fails to complete the application by submitting required paperwork within 2 business days, Evergreen Realty will assume he/she is no longer interested in the apartment and will forfeit their deposit, If the file is approved, tenants agree to sign the lease otherwise forfeit the deposit. In addition, if the tenants have not signed the lease within 2 business days, the tenants forfeits the apartment along with their deposit. If the file is rejected by Landlord/management the tenant will receive a full refund of the deposit. Evergreen Realty may deduct the application fees from the deposit, The tenants must request a refund from Evergreen Realty within 30 days of this agreement if the file was rejected, tenants must have a copy of this agreement present in order to get refunded. By signing this document, {name} agree to abide by the terms of this agreement and I understand that this deposit is not refundable unless my application for renting this apartment is rejected, I am aware that I am required to submit the balance of the first month and security, Equal to 2 months in total at lease signing, I am aware that the landlord may ask for more security or last month paid at lease signing.
*Evergreen Realty reserves the right to decline this deposit due to any unreasonable offers or if/when price or move in date is being negotiated, further if deposit was recived via check/cash the funds must be givin to the office inorder for this deposit agreement to be in effect.
