ADDITIONAL TERMS
We take pride in our management and in our apartment community. We actively seek good residents to make their home here with us. We screen our applicants carefully and we verify all information provided on the rental application and other resources available to us. This Application is subject to the following terms and conditions:
You must be at least 18 years of age to sign a Rental Agreement. If you are 18 years or older, you must apply as an applicant.
The Landlord has the right to approve or deny this application within a reasonable amount of time. No application shall be considered accepted until it is approved in writing and signed by the Landlord or an authorized representative of the Landlord.
The applicant shall not be entitled to possession of the apartment nor have any rights in the apartment until this application is approved, and the Lease Agreement has been signed and all payments have been made to the Landlord.
The applicant understands that he/she pays for all utilities for the apartment with the exception of heat, water/sewer, garbage removal, and snow removal which shall be paid for by the Landlord. (Tenant responsible for electric, phone, cable.)
Applicant represents and warrants the he/she is not a representative or agent for any party other than as set forth in this application, that the apartment will not be occupied by any parties other than indicated on the rental application and that there are no false or misleading statements set forth on the application. If any of these representations by the applicant are false, then the Landlord shall have the right to rescind approval of this rental application and terminate any Lease Agreement.
Applicant acknowledges that he/she is aware that pets are allowed ONLY in designated buildings with an additional deposit, monthly fee, rules and stipulations. One pet per one of these apartments, based on approval.
No verbal statement between the applicant and the Landlord shall be construed as a binding agreement between the applicant and the Landlord unless the verbal statements are reduced to writing and signed by the Landlord or a representative of the Landlord.
Landlord shall not be responsible to the applicant if the current tenant in possession fails to timely vacate the apartment and holds over contrary to the anticipated move-in date assigned to the applicant.
Applicant acknowledges that the Landlord will be doing a credit and criminal history check through the Credit Bureau as well as verifying employment and rental history. We request that you be gainfully employed full time and have earned income that meets our requirements. If we are not able to verify your employment by phone or fax, you must provide 3 most recent paystubs.
