I hereby acknowledge and state that:
No occupant or visitor to my home in the last 15 days, including today, have shown any symptons of the virus that has been deemed highly contagious (COVID-19), or any other communicable illness or potential illness. I and my roomates have no symptoms and have not been ill with any sickness now or in the last 15 days. I understand that there might be delays in repair due to vendors inability to visit me due to associated issues and or limitations they have been put under by their own superiors or local and federal law. I understand these delays and or inability to complete a repair does not violate the lease in any way due to the circumstances beyond Landlord's control. I agree not to dispariage management or Landlord electronically or by any other means due to delays or difficulties in completing a repair, now and in the future, as this will be construed as defimation of character. Landlord will try every means legally possible to complete all legitimate repairs as soon as humany possible during this COVID-19 pandemic.
1. management will try to schedule repair at time(s) selected by tenant. If time for vendor is unable to match your desired time(s) the repairs will be completed as able to by vendor assigned. Vendor will attempt to contact you prior to visit when possible. Reguardless, please be aware of efforts to assist you will be accomplished as promplty as possibe with or without contacting prior. 2. As tenant, I assure management our heat/air FILTERS are replaced and cleaned by us at least monthly, and understand we remain responsible for issues related to our omission of HVAC monthly filter changes.
2. I understand that there are repair requests that can be back billed to me, especially ones that are outlined in the lease, as well as others repairs that are deemed my responsibility. Costs and fees will be provided to tenant(s) and will become additional rent. I realize and agree that I will be responsible for a $75.00 fee if (a) I personally am not home to allow any/all repair person inside at stated target times (unless repairs are completed at a time other than requested, at the times I have noted here, and, (b) pay the repair bill, at time of service when required, for items that are my responsibility as outlined in my lease.
3. I also understand that bugs and pest control are my responsibility after the 3rd month of occupancy, and that I am responsible to keep my residence free of all pests including but not limited to bed bugs. I will employ and pay for a licensed pest controll person to treat any pest issues as soon as I become aware of them.
4. I have reviewed my responsibilities and my lease and fully understand my obligations.
5 . Keys, key codes, and battery replacement for locks, and detectors are my responsibility. If a lock or detector of any kind informs me of low battery with any warning i.e. chirps, blinks, notates, and or fails to respond when test button is depressed, I will notify managment immediately, and follow up until I have full interaction with management.
