NOTE: This form is important to be able to start the process for repair requests. Note that immediately following the repair visit you will recieve a 2 question opinion survey from us so that management can (1) "close out" this particular repair visit and (2) management can be sure the repair visit was successful.
Please complete that request the day it is presented to you (since the computer auto-resends the request until completed), In this way, the repair company that completed the repair can process their invoice with us. You can still request any re-visit or repair request in the future as outlined in your lease.
Please remember to inform your roomates of your repair request and what time(s) you have requested the visit to happen.
Also, please realize the challenges with dispatching repair companies to your home:
1. They try to schedule you into the day(s) and times you show on your request (since those are the days and times you are going to actually be at home and available).
2. Don’t put days or times that you will not actually be home. If for any reason no one answers the door when the repair person arrives, they will contact us for access and they will be allowed into your home for the reapir visit.
3. Your request here, provides your permission for repair person to have access, which will be provided by Landlord. PLEASE be home during the time you signify here that you want them to come to your property. Again, you automatically provide your approval for them to access the problem to fix or repair.
4. Any animal that is interior to the home and not in a cage will automaticall be considered a hazard for the repair people, they will leave without repair which will incurr a trip charge to you, a minimum of $65, and any return request will bear an additional "trip" charge to you, the client prior to any return visit (unless the repair person decides on their own to complete the service at the initial time of visitation. You remain responsible for your animal(s) actions, including but not limited to: running out the door, agressive actions towards repair person, damages etc.)
5. Since your time/day request will be honored (non emergencies) unless we personally call you to adjust the times you have requested, be aware that some repair companies will call prior to visit and some do not, its based on their internal regulations and workload. They don’t provide us with the exact times due to their truck dispatch. Just like utility trucks, cable tv, and internet installers, they never know exactly “when” they are done with a prior job and are ready to head to the next job.
6. This is why they try to fit your schedule and ask you to provide them with the times you will be home. Select a "few" time and day options that you will be home over the next few days so that the repair companies can schedule you in the best they can. Sometimes they will visit when they are in the neighborhood "outside" of the time frame(s) you prefer, but may be the best they can do.
7. You are requested to be home to allow them in if you have selected a timeframe. If you are not home, we can allow worker access.
8. Please note that due to scheduling difficulties, management reserves the right to allow repair personnel to complete the required job with or without permission to access, with or without you being home, if requested by management. Convenience, safety, cost, parts, labor, health and minimizing damage, as well as other variables all play a part in correcting items of concern. You expressly provide your approval and permission by submitting this work order request and indemnify and hold harmless Landlord and Landlords agent(s) including but not limited to any/all repair personnel and their company.
9. You indemnify and hold harmless management, Landlord, Owner(s), repair company(ies), and all others providing efforts at your home for any services, Due to the inherent risk of exposure to COVID-19 and/or other virus strains (collectively “Viruses”) on the premises as defined in Section 92.001 of the Texas Property Code (the “Premises”), it is important that you diligently follow all posted instructions, written rules, and generally accepted health precautions concerning the spread of Viruses while on the Premises. Viruses may be extremely contagious and can lead to severe illness and death. You should always assume that anyone could have a Virus. There is no representation or warranty that: (1) the Premises are or will remain free of Viruses, (2) persons on the Premises are not carrying Viruses; or (3) exposure to Viruses cannot occur on the Premises. While on the Premises: 1. You must exercise due care for your safety at all times. 2. You agree to take full responsibility for and voluntarily assume all risks related to exposure to Viruses. 3. You agree to release, indemnify, discharge, and hold us and our representatives harmless to the fullest extent allowed by law for all present and future claims and liabilities relating to Viruses, including but not limited to any negligent act or omission by us, which might occur as a result of your being on the Premises.
10. After completion, please let us know how the visit went. Did all of your request(s) get attention and completion? Is there anything else you would like to let us know about? You provide your express permission for management to share your opinion of services rendered in advertising, social media, and presenations and indemnify and hold harmless Landlord, management, and all associated individuals of owner, during and after tennancy. If for any reason you are not 100% satisfied please call our office immediately so that we are aware and that we may assist until you are fully satisfied.
