The purpose of the City of Sammamish Project Guidance process is to provide customers (e.g. property owners, applicants, design professionals) with general project-specific information early in the course of design to assist customers in preparing for the permit process. The City provides this service free of charge to facilitate the customers understanding of code and permit requirements that generally apply to the proposed project.
The Project Guidance process is also used to satisfy the requirement that an applicant complete a Project Feasibility Conference with the City as required by SMC 20.05.030(1)(a) (Project Guidance is required before an applicant is eligible to submit application for Pre-Application Conference).
The scope of the Project Guidance process is limited, is general in detail, and is not to be used to ask specific questions about refined design proposals or to resolve design issues. Please see Pre-Development Services process for specific inquiries.
The Project Guidance request is not fulfilled over-the-counter.
Project Guidance requests must be filed online.
The City will provide a response to Project Guidance requests within 2 weeks
of an applicant filing the request online.
Project Guidance information provided by the City will likely include a description of the permitting process, whether additional conferences are necessary prior to permit application, application requirements, basic information about environmentally critical areas that may be on the property, City tree retention and replacement requirements, zoning standards, general surface water drainage requirements, and other suggested research or reports that should be prepared by an applicant for successful permit review.
Information provided by City staff in response to this Project Guidance request does not guarantee project approval. In no way does Project Guidance substitute the applicant’s or customer’s obligation to design their own project. Project Guidance should only serve to assist an applicant in the early stage of design and in understanding the permit process required.
It is the
to perform property research, complete their own design, provide all required supporting documentation, and submit a complete permit application to the City’s Permit Center. The City strongly suggests an applicant obtain the services of a qualified consultant to assist in resolving design issues.
