  • INSTRUCTIONS: Inspect the property and carefully check whether all items meet the project plans and specifications. Note in the provided space below as to where any cable and phone jacks are to be located not shown on the plans. Note in the provided space below as to where the provided hose spigots shall be located.

    Electrical/HVAC/Plumbing/Gas/Framing layouts otherwise are to be installed and constructed per plans, specifications, state, and local building codes. Be sure to evaluate the property per plans, specifications, and contract documents.

    REMINDER:  This is the appropriate time to contact Sharp Energy to schedule your propane tank purchase.

    TANKS WILL BE BURIED, PER COMMUNITY GUIDELINES, SO RIPTIDE CAN GET APPLIANCES HOOKED UP TO THE GAS SUPPLY FOR OPERATION.

    The cost of the tank installation is included in the overall cost of the home and is coordinated with the vendor of Riptide Builder's choice. Riptide Builders pays for the installation and enough gas only for testing. The homeowner is responsible for setting up their contract, for payment of the purchase agreement on the tank, and for any propane installed.

    MAILBOXES:  If you are building in the Eastwood or Byrd Watch area you will be provided with a mail kiosk.  If you are not in either of these areas then a mailbox is not included nor is the install.  

    Site Visits: The buyer is not permitted to be on-site without a Riptide Representative.  To schedule please contact your Sales Person.   

    Landscaping: The builder package includes 20-pallets of sod (for single-family builds).  This typically covers ~.25 acres.  If your lot requires more sod we will alert you when landscaping is being completed.   Full coverage is required on all Sea Trail lots (per ASC Guidelines) 

  • Rough In/Pre-Sheetrock Inspection

    Having inspected the project listed herein, except for those specific items listed above, the Buyer accepts the project as is, in satisfactory condition and understands the Buyer will not have a claim against the contractor for any overlooked items not listed above that could have been seen in the owner’s inspection.  The Buyer has listed above any specific issues to be addressed and understands that Riptide Builders, LLC makes no other guarantees or warranties other than those that are stated in the contract documents.
